ROLE:
You will work closely with our accounting manager, property managers, and maintenance staff to handle the core of our company’s accounting / bookkeeping needs. Your role is crucial in caring for the portfolio of homes our clients have entrusted us to manage.
WHO WE ARE:
We are a well established (40 years) & growing real estate investment & property management company located in San Diego, California. We have been in the same location for 22 years.
RESPONSIBILITIES:
-Inputting all incoming invoices into our accounts payable workflow
-Matching up expenses with maintenance work orders
-Inputting invoice details into Quickbooks Online (QBO) or Propertyware (Property Management Software)
-Importing credit card transactions into QBO and assigning a job/property to each transaction
-Credit card statement reconciliation
-Collecting receipts from employees and inboxes to match to all credit card transactions
-Bank account reconciliations
-Create invoices in QBO for reimbursable expenses and forwarding to client or accounts payable workflow for payment
-Creating invoices for maintenance department activities
-Vendor Onboarding & Continuous compliance monitoring (insurance & licensing)
-Generating owner statements monthly and submitting to property manager for approval before distributing.
-Creating & Maintaining tracking spreadsheets to ensure all recurring expenses are paid in a timely manner.
-Generating tax forms for vendors (1099) at year end
-Generating year end owner statements & tax forms
-Rebilling maintenance work to tenants as needed
-Rebilling utility expenses to tenants as needed
-Reviewing utility bills for excess usage
-Employee reimbursement request processing
-Making journal entries for property tax & insurance payments made by mortgage companies
-Maintain tenant rent ledgers
RESULTS:
-Excellent communication with accounting manager (written & oral)
-Property Owners (clients) receive accurate statements monthly in a timely manner
-All work done by our maintenance department is invoiced to the appropriate property upon completion
-All company expenses are accurately categorized and rebilled as necessary
-All vendors are paid within the expected timeframes
-Our expense records are accurately indexed in our document management system
-Our monthly accounting period is able to be closed shortly after the end of each month
REQUIREMENTS:
-Bachelor degree in Accounting, Finance, Business, or a related field
-2+ Years experience in accounting within the property management, real estate, construction, or similar industries is preferred
-Knowledge of real estate investment accounting practices is a plus.

-Familiar with and adhere to bookkeeping best practices
-Fiber Optic Internet connection with at least 30 Mbps bandwidth
-Backup device and Internet in times of power outages
-Dedicated workstation at home
