Who Are We Looking For?
The Acquisition / Disposition Manager is an individual who thrives on taking risks and facing challenges while maintaining a win-win, positive attitude. In addition, he/she demonstrates on a daily basis the knowledge, attitudes, skills, and habits of a high-achieving sales professional who is committed to putting clients first, doing the right thing, and seeking win-win agreements. The Acquisition / Disposition Manager prospects for seller or buyer leads daily (includes identifying and calling sellers and buyers, working leads that we provide from our advertising, and other sources), turns those leads into appointments, turns appointments into offers to purchase agreements, and then provides high-level fiduciary advice on pricing strategy and staging the home for sale. He/She will then work in tandem with our Acquisitions / Disposition Agents to buy or sell the properties. He/She will evaluate showing feedback and reevaluate pricing as needed. Upon receiving an offer, the Acquisitions / Dispositions Agent will negotiate the offer, write the sales contract, and oversee the deal through to it’s close.

You’re the leader of your own acquisitions/disposition process so the expectations will be;
– Identifying and evaluating potential deals, negotiating the deals and getting
purchase contracts signed.
– Leads are provided, but to maximize your commissions, you will also be
responsible for generating leads.
– Manage and prioritize leads, ensuring that opportunities are pursued in a
timely and effective manner.
– Financially analyze your deals through due diligence, market research,
property inspections and risk assessments.
– Scheduling and attending appointments with potential sellers or buyers, brokers or
stakeholders.
– Networking with industry professionals and organizations to build
relationships and stay up to date on market trends and opportunities.
– Gather testimonials from past sellers and partners to build credibility and
generate new leads.

In this position you will need to have amazing sales skills and perform at a high and fast paced level. You will need to LOVE talking to people all day and have the
drive, desire and persistence to close deals. Most sales aren’t “laydown deals” and will generally require many touch points over long periods of time, as sellers are
generally slow to make decisions to sell or buy at a discount.

This position reports directly to the Sales Manager and may interact with the company Owner, the Acquisitions and Dispositions team, and others as needed. Our acquisitions and dispositions team is engaged in ongoing training, tips, and even daily “check in” meetings to overcome obstacles and challenges as they arise. You must be a high caliber, intelligent, ethical person who wants to build a long term career and have the ability to win customers, build rapport, and create win/win deals within the framework provided to you in training.

PAYMENT AND COMPENSATION STRUCTURE:

Pay And Compensation Structures For Acquisitions and Disposition Managers:

A. Commission Only 12-15% commission on deal profit. (This is a contract based position, meaning you are working on your own time, skills, tools and infrastructure) High Reward Low Risk.

OR

B. $3-$5 hourly base, plus a commission of 5-8% non-recovered draw for first month while you build your pipeline or list of buyers and move to a commission only recovered draw of 12-15% on the 2nd Month, 1-2 Deals under contract or disposed. Is Expected By 2nd Month. (You are within the company structure, training, tools, time and infrastructure. all non performers will be let go after by 3rd month if no deals)
