RESPONSIBILITIES:
* Research and identify potential commercial apartment complexes and properties in Texas, Oklahoma, and Louisiana markets.
* Source properties and apply specific criteria, including property type, size (50-150 units), location, age, and other buy box parameters.
* Conduct preliminary property assessments to narrow down potential acquisitions.
* Download and compile essential property information (approximately 4-5 pages) from reputable online aggregator sites such as Crexi and Loopnet.
* Maintain a structured list of requirements to ensure properties align with specified criteria.
* Engage with property brokers to collect information, including whisper prices, and, when needed, directly contact property owners for supplementary details.
* Facilitate a seamless flow of information by emailing relevant property details and financial data to the acquisitions team, while also closely collaborating to review property tax assessments and other financial specifics for decision-making.
* Create and meticulously maintain a spreadsheet containing detailed property information and contact details for property brokers.
* Maintain data accuracy and organization to facilitate easy reference while consistently monitoring and updating property listings.
* Analyze historical financial statements of potential acquisitions.
* Calculate key financial metrics such as cap rate and expenses to assess property viability.
* Organize property information into folders by cities or regions to facilitate the underwriting process.
* Translate marketing packages provided by brokers and verify their accuracy.
* Assist in coordinating due diligence tasks, including insurance information, quotes, and documentation.
* Review contracts as needed and provide support in negotiations.
* Strive to meet Key Performance Indicators (KPIs) by actively sourcing a minimum of 20 properties per week and aim to submit at least one offer per month.
* Be prepared to evaluate a substantial number of properties, ranging from 50 to 100 per month.
* Collaborate effectively with the acquisitions team, maintaining a professional approach in all interactions.
* Seek training and guidance as needed to enhance skills in spreadsheet analysis and financial statement evaluation.

QUALIFICATIONS:
* A minimum of 2 years of experience as a Property Sourcing and Acquisitions Specialist or a similar role
* Proven expertise in property sourcing and achieving KPI targets
* Proficient in financial analysis using tools like Microsoft Excel, with strong analytical skills
* Capable of analyzing financial statements to support acquisition decisions
* Effective communication and coordination skills
* Meticulous attention to detail and a proactive approach to property sourcing
* Familiarity with online aggregator sites such as Crexi and Loopnet
* Willingness to perform due diligence tasks and assist with property documentation
* Passionate about real estate and dedicated to the principles of people, planet, and profit
* Self-motivated and able to work independently while efficiently managing multiple tasks simultaneously
* Strong organizational skills and a keen eye for detail
* A passionate self-starter, capable of thriving in a fast-paced and ever-changing environment
