Acquisitions Closer & Due Diligence Expert for a Real Estate Investment Company Investing in Vacant Land here at Land Offer Direct!

Company Information:
Our growing business buys and sells vacant land all across the United States. We specialize in vacant land. We turn a seller’s unwanted vacant land into cash by providing a fresh start for them through hassle-free solutions for the sellers we work with!
For generating sellers leads we currently do the following:
1) Direct Mail
2) Cold texting

We currently generate 15-20 new seller leads from direct mail per month. We also generate 20-30 new seller leads from cold texting per month.

The Acquisitions Rep will be responsible from qualifying leads to Closing the Sale & opening escrow. This person will following up with leads, and adding property information into our CRM database. Acquisitions rep will manage all crucial information about a lead & deal, and their progression through our database.

Acquisitions Closer & Due Diligence Rep Responsibilities:
Acquisition Management: Oversee the entire acquisition process from start to finish, ensuring smooth and timely transactions.
Due Diligence: Conduct comprehensive due diligence on potential land investments, including title research, zoning laws, and environmental assessments.
Negotiations: Negotiate purchase agreements with sellers, ensuring favorable terms for the company.
Documentation: Prepare and review all necessary documentation for acquisitions, ensuring accuracy and compliance with legal standards.
Coordination: Work closely with legal, financial, and operations teams to facilitate seamless acquisitions.
Market Research: Analyze market trends and identify potential investment opportunities in vacant land.
Relationship Building: Establish and maintain relationships with landowners, brokers, and other stakeholders.

Sales Skills needed…
Negotiation Skills: Strong ability to negotiate terms and close deals effectively.
Persuasion: Ability to persuade and influence stakeholders to achieve favorable outcomes.
Market Insight: Deep understanding of the real estate market, particularly vacant land, to identify and capitalize on opportunities.
Client Management: Proven ability to manage and nurture client relationships to ensure long-term satisfaction and repeat business.
Sales Strategy: Develop and implement effective sales strategies to maximize acquisition success.

Technical Skills needed…
Real Estate Knowledge: In-depth understanding of real estate transactions, particularly in vacant land investments.
Legal Acumen: Familiarity with real estate law, contracts, and title research.
Analytical Skills: Ability to analyze property data, and other relevant information.
Tech-Savvy: Proficiency in using real estate software, CRM systems, and other technology tools.
Documentation: Expertise in preparing and reviewing legal and financial documents

Ideal Candidate
CLOSING (not just appointment setting) experience.
Experience: Proven experience in real estate acquisitions, with a focus on vacant land.
Education: A degree in real estate, finance, business, or a related field is preferred.
Certification: Real estate license or other relevant certifications are a plus.
Driven: Self-motivated and able to work independently with minimal supervision.
Adaptable: Flexible and able to thrive in a dynamic, fast-paced environment.
Ethical: High level of integrity and professionalism in all dealings.

Schedule:
Monday – Friday (7am PST to 4pm PST).
Pay:
Base Salary between $8/hr-$9/hr (depending on experience) PLUS commissions
Commission: Commissions are paid out quarterly based on company results. On track commissions for the year would be $10,000 in additional commissions if all targets are hit.
