Job Description

1. ORGANIZE ME – simply and efficiently

A) take data texted or emailed in picture of invoices, bills, data by address and create worksheet of each address that can then summarize into a cover worksheet of totals. Data points include but not limited to:
-account number
-meter number
-coding info
-block & lot
-URL to utility & tax websites with set up of account to access using provided emails/starter password
-create hyperlink URL field that connects to website for each account within excel spreadsheet

-future – assess areas for better ROI
-future – 3 comps for annual valuations for Cama
-future – inventory list for each unit, items, service providers, utilities

B) create excel spreadsheet of contacts for uploading into email marketing apps such as constant contact or mail chimp
initial list creation from a variety of sources including online applications, pictures, texts, emails, etc. that will be forwarded adhoc.

C) create and maintain a TO DO LIST for projects by property – open to recommendations for apps that might make this easier to share/communicate among impacted parties (including you)

D) create templates for materials & tools needed for various repetitive jobs – ROOF, SIDING, Bathroom remodel, Kitchen remodel, Window replacement, new flooring, etc. as they come about

E) Create or update site specific details
-on-site & on-line property books – HOW TO manual for each place, wifi, things to do, restaurants & take-out nearby, beach access, boating, shopping, clubbing, music, hospitals, pharmacies, groceries, etc.
-access to each unit
-online listings annual date related impact changes – high traffic dates calendar for me, update pricing for listings, create templated automatic reply content for each site, create email template (for non-matched inquiries on FF for example)

F) identify & communicate future possible needs as they arise
FIND WAYS TO WORKFLOW AND AUTOMATE WHEN POSSIBLE

2. MARKET MY SITES

A) CREATE a standalone site for my units
B) create and update attractive content for marketing available rental units online – for FB, instagram, Craigslist, FB Marketplace, furnished finders, Vrbo, Airbnb, , TripAdvisor, Expedia, and other online rental sites
C) create and market new business site for Roofing
D) future – other ventures

3. RESPOND TO BUSINESS NEEDS
A) prepare leases for prospective tenants using DocuSign, CREATE FOR 3 TYPES STR MTR ANNUAL
B) future – answer and handle incoming inquiries for rentals, business estimates.
C) future – research & analyze market competition data for setting rental rates (and create a template of all those online accesses to procure that information
