Job Description:

As a Virtual Assistant, you’ll be an Airbnb co-host and focus on property management, administrative support, logistics, and various other tasks. This role requires at least four to six hours of work daily, Monday to Sunday, between the normal working hours of 9am to 10pm Eastern Standard Time. Daily coverage during these hours and throughout the week will be split with other Virtual Assistants on our team based on availability, creating a consistent weekly schedule.

Key Responsibilities:

1. Property Management
• List condo units for rent on various platforms including Airbnb, promptly responding to inquiries from prospective tenants, scheduling showings.
• Coordinate turnover processes with outgoing/incoming tenants and cleaners, update inventory, first point of contact for tenants and responding promptly to tenant concerns.
• Draft/finalize leases, track rent receipts, and manage spreadsheets for income, expenses, and tenant information.
• Maintain a calendar of incoming/outgoing tenants.

2. Administrative Support
• Handle bookkeeping, invoicing, data input, transcribing, and organizing electronic files.
• Make phone calls, schedule meetings, and assist with virtual and in-person showings.
• Manage the email and calendar of company founders.

3. Other Tasks
• Collaborate with the team on in-person administrative and property management tasks.
• Conduct online research on real estate, regulations, and assist with marketing materials.
• General assistance and other tasks as assigned.

Requirements:
• Experience as a co-host on Airbnb is required.
• Experience with property management, related logistics, and creating operating procedures.
• Excellent written and verbal English is required.
• Excellent organizational and time management skills.
• Quick learner with proficiency in MS Word, Excel, Google Drive and new software.
• Mobile phone with WhatsApp, Airbnb, and the ability to download other applications.
• Self-motivated, detail-oriented, and able to work independently.
• Reliable internet connection and a home office setup.
• Ability to accommodate property management related tasks or rental inquries that arise outside of normal working hours.

• Compensation: Hourly wage based on qualifications.
• Commitment: 20 to 25 hours/week.
