Job Description

Keep 4-7 Airbnbs filled and guests happy. Goal: 5 star reviews every time.
Keep 30 long term rental units happy.
Set up and/or learn systems to do so
Make sure all steps of the move in and move out process goes smoothly.
Coordinate repairs, fixes, turns.
Respond to phone calls and emails from tenants, guests, and interested persons.
Manage calendars for coming and goings of tenants and guests.
Communicate with cleaners and vendors as needed to make sure turns handled.
Communicate with potential tenants and set up showings for vacant properties.
Process applications and create leases for longer term tenants, for furnished and unfurnished housing.
Send renewal notices to tenants and sign new leases.
Communicate with utility companies or vendors as needed.
Calculate water usage for RUBS properties, update tenant ledgers.
Create and post marketing materials to fill vacancies.
Organize and simplify the boss’s life (me!).

Computer programs currently used:
– to store pictures, documents, etc
– for email, spreadsheets, word docs
– for electronic signatures
– for tenant ledgers (using free version)
– for accounting and tenant ledger
– to process applications and list vacant properties, furnished and unfurnished.
to list furnished properties for month to month leasing.
– to list furnished properties, mostly in the summer months. Busy season is end of May to end of September.
– Management software

Requirements:
At least 2 years property management experience.
English fluency, verbal and written.
Quick response time to inquires and requests as they come in on Central Standard Time.
Comfort working with websites listed above
References from current or past jobs working with long or short term rentals.
Patience and grace as we create and hone what is needed as we go.

I don’t know yet how many hours per week it will be. There will be more in the beginning to set up systems. I will pay more for extra experience and talent. I prefer an independent contractor – you can tell me your rate and how you like to work. Thanks!
