With a portfolio of 10 properties, we operate across multiple platforms including Airbnb, Vrbo, and our website. We run 5 Airbnb pages, 3 Vrbo pages, and accept direct bookings through our website for 10 properties. We pride ourselves on fostering transparent, communicative, and generative relationships with both guests and property owners. **Position Overview:**
As a Vacation Rental Property Manager, you will be responsible for the efficient and effective management of our 10 beachfront properties. This role offers a per-property flat rate compensation structure, providing an opportunity for both personal and professional growth as we expand together. The ideal candidate will be a critical thinker, adept at navigating the dynamic and relationship-based nature of the vacation rental industry.

**Key Responsibilities:**

1. **24/7 Guest Communication:** Provide prompt and courteous responses to guest inquiries, ensuring a seamless booking experience and addressing any issues or concerns that may arise during their stay.

2. **Owner Payouts:** Update and maintain accurate records of owner payouts per booking, ensuring timely and transparent communication with property owners regarding rental income.

3. **Email Management:** Oversee the company email inbox, promptly responding to inquiries, sorting messages, and escalating urgent matters as needed.

4. **Social Media Management:** Maintain an active presence on social media platforms, engaging with followers, sharing property highlights, and promoting special offers to drive bookings and enhance brand visibility.

5. **Cleaning Coordination:** Coordinate with cleaning staff or third-party vendors to ensure properties are thoroughly cleaned and prepared for incoming guests in a timely manner.

6. **HOA Communication:** Inform homeowners’ associations (HOAs) of guest arrivals and departures, ensuring compliance with community guidelines and regulations.

7. **Listing Optimization:** Continuously optimize property listings on Airbnb, Vrbo, and other platforms to maximize visibility, attract potential guests, and secure bookings.

8. **Review Management:** Monitor and respond to guest reviews promptly, addressing feedback and resolving any issues to maintain high guest satisfaction ratings.

**Qualifications:**

– Previous experience in property management, hospitality, or vacation rental management preferred.
– Strong critical thinking skills with the ability to adapt to changing circumstances in a fast-paced environment.
– Excellent communication skills, both written and verbal, with a customer-centric approach.
– Entrepreneurial mindset and a passion for driving results and exceeding expectations.
– Proficiency in using hospitality management software such as Hospitable and Reservation Key, as well as Google Sheets and Google Calendar.
– Familiarity with the San Jose del Cabo area and local attractions is a plus.
