Engineer Scope of Work

We are currently hiring for a Civil Engineer. Please apply only if you have the requisite experience and qualifications to complete a project of this scope.

The ideal candidate will provide site design and permitting services for development of flex space and
contractor office/shop facilities on the following properties:

Lot 1: 1.2 acres
Lot 2: 11.9 acres

Scope of work for:
– Task A – Feasibility Study
– Tasks B – E are preliminary scopes of work based on experience with similar projects in the
local municipality. These cannot precisely reflect the numerous scopes inherent in the
land development process, but are a good starting point.

A. Feasibility Study
1. Prepare a base map using publicly available mapping.
2. Research zoning parameters for the property, such as required setbacks and buffers.
3. Study the feasibility of placing a commercial building and parking area on the parcel.
Determine a reasonable maximum building size that will fit on this property.
4. Prepare concept sketches showing the general arrangement of building, parking,
driveway, setbacks, buffers, tree preservation areas, stormwater management features,
etc., with approximate building size and numbers of parking spaces.
5. Review the sketches, select one layout, and adjust layout as directed. 6. Set up
and attend a pre-submittal review meeting with the local municipality Planning staff to discuss
the proposed development per the concept sketch.
7. Coordinate with the local municipality stormwater review staff to discuss relevant issues.
8. Review meeting results with Client and provide advice regarding next steps.

B. Site Plan
This breakout assumes a single Site Plan for Lot 1, and that a rezoning process has
been completed by our company It also assumes a second consolidated Site Plan showing
development of Lot 2 in two distinct phases.
1. Prepare a base map using field topography and tree locations provided by surveyor.
2. Prepare Site Plan drawings using the conceptual layout produced in Task 1.
3. Prepare stormwater management calculations, reports and preliminary design.
4. Coordinate with wetlands consultants for wetlands and stream impacts.
5. Provide landscape design for perimeter buffers, parking areas and screening.
6. Prepare various applications and related documents; submit to the local municipality for review.
7. Make revisions as needed to secure Site Plan approval.

C. Construction Drawings and Permits
This breakout assumes phased development in three phases of design and construction
as indicated above, with each phase of Lot 2 work. Lot 1 improvements will include a
sidewalk along the road front and driveway/utility infrastructure to support later
phases. A single stream crossing and a second wetland crossing is assumed to be
included in the first phase of Lot 2 improvements. Pavement widening of the adjacent road front
will be anticipated in order to support the Lot 2 development stage.
1. Coordinate with building architect, surveyor and other consultants.
2. Convert Site Plan drawings to Construction Drawings.
3. Provide construction specifications and details for site work.
4. Provide fire flow report for all new fire hydrants and sprinkler risers.
5. Design a new sidewalk along the adjacent road front.
6. Prepare Sedimentation and Erosion Control drawings and application.
7. Plan revisions and approval coordination for Construction Drawing approval.
8. Prepare stream impact drawings and applications for State & Federal agencies.
9. Prepare stream buffer impact application for the local municipality review.
10. Provide documentation to secure water and sewer extension permits.
11. Prepare engineer’s estimate and related documents for stormwater device approval.

D. Consultant Services
1. Limited landscape design for stormwater devices
2. Permitting assistance for stream and wetlands impacts
3. Seasonal High Water Table determination for stormwater devices
E. Construction Assistance and Close-out
1. Provide pre-construction support as needed.
2. Provide required construction review and documentation of utility, drainage and
stormwater management work.
3. Provide submittal reviews and respond to contractor RFIs as needed.
4. Provide closeout support and documentation to meet regulatory requirements.

E. Other Services/Potential Items
1. Payment of review fees, permit fees, utility fees, and similar regulatory fees
2. Surveying services, easement platting, as-built surveys
3. Geotechnical or environmental Phase 1 investigations
4. As-built video inspection of sewer and storm drainage piping
5. Investigations for threatened or endangered species
6. Structural design and retaining wall design
7. Site lighting or entry signage design
8. Traffic impact study
9. Design of public street improvements
10. Services required by unanticipated project changes or requirements
11. Site Plan amendment, for any reason
