Job Overview: Cold Caller for Real Estate Wholesaling Company

**Position:** Cold Caller
**Compensation:** Part time to start $2 per hour (initially), 4 hours/day, 5 days/week

Description:
We are seeking a dedicated and experienced cold caller to join our real estate wholesaling team. This role starts with a part-time commitment, with opportunities for full-time work and increased pay based on performance.

Responsibilities:
– **Cold Calling:** Engage with potential sellers via phone, using provided leads or generating your own through tools like PropStream.
– **Relationship Building:** Establish and maintain a friendly rapport with sellers to increase the likelihood of securing deals.
– **Wholesaling Knowledge:** Understand the fundamentals of real estate wholesaling, including how to calculate After Repair Value (ARV) accurately.
– **Lead Management:** Utilize software or other methods to generate and manage leads effectively.
– **Negotiation:** Skillfully negotiate with sellers to get properties under contract for as low as possible within a realistic range, which will then be handled by me for buyer acquisition and contract signing.
MUST TAKE notes with every call you take with intrested seller.
**TIMES** MUST start cold caling/working from6-10 EST US
MUST HAVE A DEAL ATLEAST UNDER CONTRACT YOUR FIRST MONTH

Requirements:
– **Fluent English:** Must have perfect, fluent English for clear and effective communication.
– **Cold Calling Experience:** Prior experience in cold calling, preferably within the real estate sector.
– **Friendly Demeanor:** Ability to be personable and build trust with sellers.
– **Wholesaling Experience:** Knowledge and experience in real estate wholesaling are essential.
– **Lead Generation Tools:** Must have access to tools like PropStream or other sources for generating leads.
**Phone to dial numbers** Must have access to a dialer to call homeowners weather it’s a dialing website or using true people search to call homeowners
– **ARV Calculation:** Competence in calculating After Repair Value (ARV) accurately.
– **Motivation:** MUST BE HIGHLY MOTIVATED TO WORK
– **Negotiation Skills:** Proven ability to negotiate effectively and secure properties at the best possible price within a realistic range.

Compensation and Benefits:
– **Initial Pay:** $2 per hour for the first period until the first deal is closed.
– **Bonus:** A bonus will be provided for each successful deal.
– **Pay Increase:** Upon securing the first deal, the role will transition to full-time, with pay increasing to $4 per hour.
– **Additional Bonuses:** Ongoing bonuses for each additional deal closed.
