Augustine Property Management (property management company for Third IV Properties LLC, based in the United States) and with assignment to any related/affiliated/serviced properties. “APM” manages mobile home parks in five states and has +/- 1,200 units under management. APM’s clients are in the top 100 in the industry in terms of unit size and regularly deliver high quality investment returns for their investors. We are a vertically integrated company with +/- 30 employees/contractors creating value through property acquisitions, investor relations, property management, and manufactured homes sales.

The Job:

Our Delinquency/Collections Specialist (“Collections Specialist”) opportunity holds a pivotal role in collecting on delinquent resident accounts in the real estate industry. If you believe that you have the customer service expertise and patience to help our company improve our collections and delinquency goals, then we want you to work with us! We are currently seeking bi-lingual (English and Spanish) talent to add to our collections team!

Reports to: Chief Operations Officer and Director of Operations

Supervises: No direct reports but generally works cross functionally with many other divisions

Wage Rate: $6.00 to $8.00 per hour base pay, dependent on education and experience, before any tax/withholdings. This position is also eligible for discretionary bonuses, both performance-based and year-end discretionary bonuses.

Wage Status: Full-time foreign independent contractor.

Fringe Benefits: Paid holidays, ~10. Paid sick/vacation of 16 days per year. Eligible for team and individual bonuses.

Job Responsibilities:
• Contact delinquent residents to collect overdue rent.
• Track communication.
• Investigate reasons for non-payment and address issues.
• Implement strategies to encourage prompt payment.
• Coordinate with property management and legal teams.
• Provide excellent customer service to residents.
• Prepare reports on delinquent accounts collected.
• Stay updated on fair housing and collections laws/regulations.
• Assist in policy development for collections and delinquency management.
• Maintain confidentiality and handle sensitive information.
• Perform other duties as assigned.

Essential Job Functions/Qualifications:
• Communications degree preferred but not required (if offset by work experience listed below).
• 1-3 years of prior real estate/collections experience is ideal.
• 1-3 years in similar role.
• Knowledge of real estate operations and delinquency/collections, or proven aptitude to learn.
• Excellent analytical skills. Strong written and oral communication skills is a plus.
• Being a self-starter, roll-up-your-sleeves person with a strong sense of urgency.
• Requires a keen eye for detail and emphasis on accuracy.
• Capable of working within tight deadlines and in stressful situations.
• Effectively communicate with senior management, other team members, and external business relationships.
• Willingness to work in a fast-paced environment and learn on-the-fly.
• Interest in and/or background in real estate is a plus.
• Experience using Rent Manager software is advantageous.
• Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
• Be able to work some evenings and weekends as needed.
• Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
• Comply with expectations as demonstrated by the Chief Operating Officer and in the Employee Handbook.
• Successfully pass a drug test, if requested.

Additional Requirements:
Attendance is an imperative job function. Business hours will generally be from 8:00 am-5pm (CST) Monday through Friday but may allow for flex time and may also require evening, weekend, and travel time. Employees are permitted up to sixteen days paid time off per year for sick and vacation time, with all vacation time approved at least forty-eight hours in advance. Holiday pay is also available for ~10 days per year. Employees may be granted additional PTO by the CEO based on additional hours worked, exceptional performance, or other circumstances warranting additional paid leave (e.g. family emergency, childcare, health emergency, or unique vacation needs).
