We are seeking a dependable Construction Manager to join our expanding construction company. In this role, you will be responsible for overseeing project management tasks, with a specific focus on construction-related activities. Your duties will include coordinating project timelines, scheduling appointments, inputting client/prospect information, and providing customer service via email.
As the Construction Manager, you will play a crucial role in supporting the efficiency of our staff. While the initial tasks involve project management, you will gradually take on additional responsibilities such as bookkeeping, marketing, and human resources, providing valuable assistance to the Executive team.
The ideal candidate for this position should excel in prioritisation, be capable of working with minimal supervision, and demonstrate self-motivation and trustworthiness. Your contribution will not only ensure the seamless operation of our construction projects but also contribute to the overall growth and success of our company.

Duties:
Role purpose:
To ensure that all ASbuilders houses are built to stated quality standards, on time, at the stated profit margin and are signed off by a satisfied customer.
Key accountabilities and decision ownership:
Client Relationship :
Build and maintain a strong client relationship through trust and regular contact by video call, email and phone.
Delegation/assigning of obtaining sign off on contract variations for the client
Attending promptly to client maintenance.
Project Management:
Assisting with pricing variations and checking final account
Check plans (using Company checklist) and material cost report
Assist with quantity surveying of plans and costing estimates
Critical path planning, allocating subcontractors and updating schedule, using BuilderTrend
Scheduling and ordering material
Ensuring client variations are correctly actioned and recorded
Allocating sub contractual labour
Signing off all material/sub contractual accounts for payment
Meeting milestone billing targets set by the Company
Gathering of producer statements for Code of Compliance Certificate
Overseeing maintenance period and organising subcontractors to attend to maintenance promptly and following up maintenance to ensure satisfaction of clients.
Bring to the notice of the Managing Director opportunities and recommendations for suppliers of materials.
Such other duties as the company may from time to time direct.
Site Set Up:
Arranging site set up with Construction foreman:
Water and power supply
Temporary fencing as required
Site safety pack
Temporary toilet
Storage
Silt fencing as required
Assign duty for construction foreman during the Site Set Up stage
Document and photograph any excavation overruns and inform client
Site Organisation:
Quality control checks and reports filled in and filed
Ensure the collection of excess materials and pallets returned for credit
Site safe checks, hazard identification and hazard elimination through Site App pro
Sending reminders to construction foreman or field workers to book and attend council/engineer inspections.
Booking and following up on independent inspections reports
Trouble shoot technical issues
Ensure contractors keep the sites tidy
Request photograph progress to supply to client via BuilderTrend
Sub-Contractor Management:
Allocating sub-contractor labour
Ensuring sub-contractors are site safe inducted
Ensuring sub-contractors have signed an ASbuilders sub-contractor contract
Ensuring all subcontractors have a current public liability insurance certificate and ensure that a copy of each current certificate is held at the Company office.
Monitoring good site conduct
Monitoring timeliness both onsite and working to deadlines
Key Performance Indicators:
Billings of $50k – $100k per job per month
Construct every new home, renovation on time, to budget and quality standard
Client communications to be proactive: Daily update progress through BuilderTrend and fortnightly site visits to be organised for Contruction Forman or Director. OR what is agreed with client at sales/construction handover meeting.
Maintenance list current. After each new build maintenance list collected from client (30 days after move in date) and all items addressed and rectified as seen fit within 14 – 21 days.
