We are looking for a Senior Property Manager. We are located in Moncton, New Brunswick, Canada. We are a fast growing property management company with 87 units (long-term rentals) & 5 Airbnbs. We provide property management services to property owners.

JOB TYPE:
Full-time, permanent (estimate 30-40hrs per week)
REQUIREMENTS:
-A minimum of 5 years of experience in residential property management
-Possess extensive expertise in Excel, PDF, Google sheets and similar tools, enabling the creation of visually captivating and optimized documents for enhanced organizational efficiency
-Possess excellent organization and time management skills
-Possess a great inter-personal communication skills
-Possess great attention to detail
-Fluent in English (speaking and writing)

RESPONSABILITIES:

Administrative:
-Answering phone calls from our general phone line, Monday to Friday from 9am to 5pm (Atlantic Standard Time (AST), UTC -4) or calling back if you miss the call
-Answer the emergency hot line on evenings and weekends (rings to multiple people)
-Monitoring voicemails and texts throughout the app
-Monitoring and categorizing emails on Gmail
-Assist in the development and implementation of new cheat sheets or documents to improve the operational efficiency
-Rent Monitoring
-Move-in and move-out coordination
-Lease renewals
-Eviction notices
-Compiling documents and saving them on Sharepoint
-Produce memos and letters as needed
New tenant placement:
-Research comparable rental properties and calculate the average rent prices for a similar property
-Advertise rental properties
-Communicate with prospect tenants and book showings (by coordinating the date/time with our leasing agents)
-Screening applicants (using Singlekey website)
-Prepare and send leases/other documents for e-signature
-Add new tenants and all related documents into Buildium
-Updating property owners
-Inform declined applicants
Maintenance coordination:
-Respond to tenants’ or owners’ needs or service requests
-Troubleshoot minor maintenance items
-Identify urgent work orders
-Dispatch vendors for estimates and work execution
-Follow up on invoices
Short-term rentals:
-Communicating with guests via email, Hostaway App and phone
-Answering questions related to their stay, resolving issues, and ensuring their overall satisfaction.
-Doing claims when needed
-You will also be responsible for managing reservations and coordinating with our cleaning and maintenance teams to ensure the properties are ready for guests.
