Job Title: Seasoned Project Manager – Single Family Homes Construction

Are you a highly skilled and experienced Project Manager in the field of single-family home construction? Do you possess a deep understanding of the entire build process, from feasibility to sale? If so, we have an exciting opportunity for you to join our dynamic team as a Seasoned Project Manager.

As a real estate development company specializing in infill single-family homes throughout Northern Florida, we are seeking a candidate who can effectively manage the entire lifecycle of building a single-family home while overseeing all administrative tasks. The ideal candidate will have a minimum of 5 years of direct experience in building single-family homes and a comprehensive understanding of the real estate development industry.

Responsibilities:

– Manage all aspects of the construction process for single-family home projects, from inception to completion.
– Create and analyze budgets for each project, ensuring adherence to financial targets.
– Utilize QuickBooks Online and associated budgeting tools to accurately track project expenses and financial data.
– Demonstrate proficiency in using Microsoft Excel/Google Sheets for data analysis, reporting, and financial modeling.
– Employ project management software to efficiently plan, monitor, and control project activities.
– Collaborate with various stakeholders, including architects, contractors, subcontractors, and suppliers to ensure project – milestones are met within the specified timeline and budget.
– Liaise with lenders and oversee the process of lender draws for project financing.
– Possess a thorough understanding of the entire build process, including site selection, permitting, construction, inspections, and final sale.
– Coordinate transactions related to the acquisition and sale of properties

Requirements:

– Minimum of 5 years of direct experience in building single-family homes, ideally in the Florida market.
– Proven track record in successfully managing projects from inception to completion.
– Strong ability to create and analyze budgets, maintaining financial discipline throughout the project lifecycle.
– Proficiency in QuickBooks Online and associated budgeting tools for accurate financial tracking and reporting.
– Advanced skills in Microsoft Excel/Google Sheets for data analysis, reporting, and financial modeling.
– Familiarity with project management software to effectively plan, monitor, and control project activities.
– In-depth knowledge of the entire build process, including feasibility studies, design, construction, inspections, and sale.
– Experience working with lenders and managing the process of lender draws.
– Transaction coordination experience is highly desirable.
– Excellent communication and interpersonal skills to effectively collaborate with diverse stakeholders (Great English)
