Newly created role reporting to the Construction Manager, working closely with the Estimator and company owner and other staff.

At its core, the role requires you to create and execute a construction schedule for new luxury new homes being built in Brisbane, Australia.

You’ll be an important part of a dynamic, technology focused, tight knit team. Your success will be crucial to the smooth run on the construction site.

Having experience working for an Australian builder in a scheduler OR contract administrator capacity in the past will be necessary.

More specifically, your role will include the following tasks:

• Help create and manage ongoing construction schedule for 5 to 8 construction sites where the company is building luxury residential homes based in Brisbane, Australia. A critical part of this role will involve liaising with the subcontractors on a daily basis to ensure they are available, and attending. Your phone and email mannerisms will be crucial to your success. Confidence will be the key.

• Liaise with the Estimator to interpret purchase orders and specifications for construction to ensure accurate and detailed information is provided to subcontractor, capturing any critical gaps in information not already provided to the subcontractors in our paperwork.

• Facilitate client variations i.e., compiling scope of works for trades, including materials for the construction manager to peruse.

• Assist Office Manager with breaking down invoices for works that have been completed as per scope of works.

• Assist Construction Manager and Estimator with the pre-frame planning, including materials quantity, air con, step ups, step downs, bulkheads. Creating preference with supplier, i.e. suppling bolts and nuts or creating opening in frame for meter box.

• Following up subcontractors by sending defect photos and combining to do list for final return visits based on information and photos provided.

• Assist subcontractors in using Buildertrend (our main construction management software)

• Database management of trades and suppliers in Buildertrend.

• Manage and coordinate deliveries of materials to site based on your schedule.

• Ensure upcoming trades have all relevant information, including specific extracts from installation guides.

• When subcontractors have small extra works, you will describe scope, and cost of changes with the Estimator.

• Amend and improve checklists, procedures and policies over time with the assistance and feedback from the team on site

• Assist with new subcontractor procurement from time to time.

• Defining terms and conditions to trades people before they start work.

• Hold subcontractors accountable for throwing out schedules from delays on their behalf.

• Conduct research into new technology, software, suppliers, materials.

• Manage company asset register
