We are looking to add a part-time Acquisition Manager to join our team. This position could potentially become full-time as our business grows. There is hourly pay, but also a potential for high earnings tied to your performance (in addition to the hourly rate, we also will pay out a commission when we sell deals that you had helped us acquire). This position also has the potential to grow into full time as our lead flow continues to increase.
Our business buys and sells vacant land all across the United States. We only specialize in vacant land, and do not sell any other type of real estate.
For generating sellers leads we currently send direct mail (letters to vacant land owners) that contain “blind offers”. Our intention is to find vacant land owners that are looking to sell their land quickly for cash. We would like to expand into cold-texting soon, but as of now all of our leads are coming from direct mail.
We currently generate 5-20 new seller leads form direct mail per month, but we need someone to follow up with each lead. This will often involve re-negotiating price (either up or down depending on the circumstances). As a part of this position, we will need you to call our seller leads, discuss their land (while also evaluating it yourself using tools), and ultimately negotiate a purchase price that is below market value. If you are able to successfully do this, we can purchase the land to re-sell it, and pay you a commission based on the profit amount.
The Acquisition Manager will be responsible for maintaining all our seller leads in our CRM (FollowUpBoss, which we refer to as FUB).
Acquisition Manager Responsibilities:
– Following up with seller leads, evaluating the deal by assessing market value and the land itself. Re-negotiating the offer price. Getting deals under contract.
– Adding all seller leads into FUB (all leads must be added in 5 minutes or less, normally this is automated)
– Generating comparable sales for like kind properties in the same area (we will provide training on how to comp properties)
– Reviewing the property details such as topography, floodplains, legal access, utilities, etc (all info must be added into the seller record in our CRM)
– Calling back the lead within 30 minutes of arrival into the CRM (we can help with how this works)
– Calling the county to source information about the property when it can not be found online
– Setting follow up tasks in the CRM
Tools Familiarity:
– Assessing the value of land for a given area on a map using sold data from , , , etc.

Schedule:
Monday – Friday 10am CST to 12:00pm CST and 4:00pm – 6:00pm CST
NOTE: Working hours are flexible, but just an example, ideally the schedule revolves around the leads. We want to work with you to help you be successful with a work life balance.
Pay:
Base Salary $7-12/hr (depending on experience) + COMMISSION
Commission: Commissions are paid out quarterly based on company results. If you would like to be a part of our team, we will pay a 2% of the PROFIT of the deals that you close, these are paid out once the property sells.
