Independent Contractor Lead Management Position
The Mission of a Lead Manager is to help our company drive new business revenue by:
Generating conversations with homeowners motivated to sell a property..
Booking quality appointments with homeowners that want to sell to speak with one of our Home Buying Specialists.
Using Launch Control to reach out via SMS to potential homeowners in regards to them selling their home and booking quality appointments with one of our Home Buying Specialists.
Daily execution and expectations of team & administrative tasks
You will be expected to set a minimum of 15 high quality appointments per week for our Home Buying Specialists.
You will be expected to make 90 calls per day, and have 15 quality conversations per day.
You will be expected to operate our SMS lead management through Launch Control in order to generate leads and to book quality appointments.
In addition to driving NEW revenue, you will have a minimal amount of team & administrative tasks.
Morning Role Plays/Huddles & Meetings

Competencies
People skills:
You’re going to be talking with people all day. Being a natural rapport builder is going to hedge your bets of success (this DOESN’T mean you have to be an extrovert). You must have an Advanced level of English speaking skills.
Integrity:
Be someone who follows through with what you say. Be honest with sellers.
Leadership:
You must always lead sellers to the best decision for them EVEN IF that decision is outside of their comfort zone. Take a stand for what’s BEST for people.
Hunger / Work ethic:
This is not an easy job, but it pays well. To earn the income that’s possible for you here… you must be willing to put in hours honing in your craft and doing everything you can to 1) generate opportunities 2) close them. You must be hungry. You must be determined. You must be able to handle rejection.
Proactivity:
Wherever you are in relation to your projections, you must know why. If you’re ahead, you must know what you’re doing well and what needs to be reinforced. If you’re behind, you must have the awareness to know WHY you’re behind. Proactive behavior will create awareness. And your awareness will allow you to adjust your behavior to get the results.
Attention to detail:
You will be tasked with staying up to date with your numbers and CRM activities. This is secondary to HITTING your numbers, but still important.
High standards:
You’re tasked with helping the company live up to our highest standards. Therefore, YOU must live up to our own high standards.
Poise:
You’ll be having crucial conversations on a daily basis which – a lot of times – can be life changing conversations for the seller. You must be calm under pressure and hold firm to help the seller make the best decision for them.
Technology Skills:
Basic understanding of Go High Level. If you understand GHL at a deeper level in setting up automations, follow-ups, and AI that would be a bonus.
Launch Control. You will need to be able to create new marketing templates and to send out 2500 sms texts per day.
Google Drive, Slack, and Skype.
Time
You will have the freedom to make your own schedule, but calls to Homeowners must be handled between 9AM – 8PM CST. That said, you will be expected to open enough calendar space to schedule 15+ appointments through inbound & self-generated leads through SMS.
You will also be expected to complete your morning & end of day tasks every day, Monday-Friday.
You will also be expected to be available to communicate through Slack 9am-7pm CST daily.
Altogether this is a full time, 40 hours / wk position.
This position is remote. So you will have the freedom to work from anywhere. You are to provide your own computer, phone, or any other items deemed necessary to complete tasks laid out here. You must have a good internet connection. And you will need to have good quality headphones, so that both you and the homeowner can hear each other clearly.

Expected Earnings
Hour rate $5.00 to start. Once trained and you are hitting all KPI’s, we will have a review to consider a raise.
There will be a bonus of $50 for every appointment that is yours that is contracted and closed. Pay out for this is the 15th of every month for the prior months closed deals.
Pay will come out bi weekly through a 3rd party processor.
You will be a 1099 independent contractor. You will be responsible for your own taxes as well as providing a W9 for end of the year finances.
