What we need from you:
Minimum 2 years experience managing vendors/ general contractors and/or subcontractors.
Great english skills. You can hold conversations with native english speakers
Full time availability. We work on a schedule of 8:00 am to 5:00 pm Central Standard Time.
Your own equipment: Access to a computer, Internet connection, (Download 30+ MB, Upload 5+ MB or above), fully functional webcam, second monitor, and private space to work remotely
What you will do everyday:
Assign and Schedule Work Orders with Vendors:
Match vendors to work orders based on location and skills.
Efficiently schedule work with vendors, ensuring timely service delivery.
Communication Hub:
Act as the primary point of contact for all communication related to vendor work orders.
Keep our team, vendors, and residents informed about work order statuses.
Provide comprehensive information to our Property Management team, empowering them to serve our clients effectively.
Pricing Negotiation:
Collaborate with vendors to break down pricing, separating labor and material costs.
Develop a deep understanding of repair cost structures to ensure fair pricing.
Quality Control:
Assess repair quality through pictures and discussions with vendors or residents.
Address quality issues with vendors to ensure exceptional service.
Work Order Performance review.
Monitor and meet Service Level Agreements (SLA) to uphold the GC Realty experience for residents and property owners.
Vendor Billing:
Collect and review vendor invoices for accuracy.
Create bills for the Property Management division.
Vendor Relationship Management:
Cultivate positive, long-lasting relationships with vendors.
Build the “emotional bank account” to ensure support during emergencies and challenges.
