Work Experience:
Minimum of 5 years of experience in maintenance coordination or a related field.

Summary:
We are seeking an experienced Maintenance Supervisor to oversee and coordinate daily maintenance operations. The ideal candidate will have a minimum of 5 years of experience in maintenance coordination and will be responsible for training new maintenance coordinators, ensuring timely completion of tasks, and managing vendor relationships. The role involves assisting property managers, handling escalated situations, and maintaining detailed records of urgent work orders.

Core Responsibilities:
Training & Supervision:
Train new maintenance coordinators on processes and best practices.
Monitor daily activities of maintenance coordinators to ensure deadlines and tasks are met.
Coordination & Oversight:
Ensure all work orders and maintenance tasks are completed accurately and timely.
Maintain a positive and productive working relationship with the maintenance team.
Provide coverage for maintenance coordinators during absences or high-demand periods.
Vendor Management:
Source and establish new vendor relationships for maintenance services.
Obtain estimates and approve invoices from vendors.
Property Management Assistance:
Assist property managers with maintenance-related tasks and projects.
Handle escalated tenant issues and emergency maintenance situations.
Record Keeping:
Keep detailed records of urgent work orders and communication regarding them.
Ensure all documentation is accurate and up-to-date.

Requirements:
Minimum of 5 years of experience in maintenance coordination or a related field.
Proven experience in training and supervising maintenance personnel.
Experience in property management.
Knowledge of local building codes and safety regulations.
Ability to handle and resolve conflicts effectively.
Strong organizational skills and attention to detail.
Excellent communication and interpersonal skills.
Ability to manage multiple tasks and work under pressure.
Proficiency in using maintenance management software and other relevant tools.
