Position Overview:
We are seeking a motivated and results-driven Part-Time Cold Caller/Lead Manager to manage both inbound warm leads and outbound cold leads for our real estate, property management, and painting businesses. This role involves calling potential clients, booking appointments, and managing long-term follow-up of leads. The ideal candidate will have excellent communication skills, a persuasive attitude, and the ability to learn and implement various scripts and dialogues. This person will also be responsible for managing our lead CRM systems to ensure efficient lead tracking and follow-up.

Responsibilities:

Lead Management:

Inbound Leads: Respond promptly to inbound warm leads, making initial contact, qualifying the leads, and booking appointments for real estate consultations, property management services, and painting estimates. Some leads may come in before or after typical work hours, requiring flexibility and responsiveness.
Outbound Leads: Conduct outbound calls to generate new business, including cold calls to potential clients for both the real estate and painting businesses, with the aim of generating appointments and bookings.
Long-Term Follow-Up: Manage long-term follow-up for older leads and leads that are not yet ready to convert, ensuring regular communication and nurturing of these leads.
Prospecting and Referral Generation:

Real Estate Agents: Call real estate agents to generate referral business for our property management company.
Painting Company: Call potential clients and referral sources to generate leads for our painting company.
Outbound Prospecting: Engage in outbound prospecting to identify new opportunities for business growth.
Script and Dialogue Mastery:

Learning Scripts: Learn and implement various scripts and dialogues for different situations and client types, including buyers, sellers, and people looking for a realtor.
Adapting Dialogues: Adapt and personalize scripts to suit specific client interactions and increase the chances of successful bookings.
CRM Management:

Lead Tracking: Maintain detailed records of all lead interactions and follow-up activities in our CRM system.
Lead Segmentation: Segment leads based on their status, preferences, and readiness to convert, ensuring targeted and effective follow-up.
Data Integrity: Ensure the accuracy and integrity of lead data in the CRM system, regularly updating and cleaning the database.
Additional Responsibilities:

Performance Reporting: Track and report on lead management and conversion rates, providing actionable insights for improvement.
Customer Relationship Management: Build and maintain strong relationships with clients, ensuring a positive experience and encouraging repeat business.
Appointment Scheduling: Efficiently schedule and coordinate appointments between leads and the appropriate sales or service teams.
Bonus Incentives: Earn bonuses for each successful appointment booked, motivating high performance and success.

Knowledge of the real estate and home services industries is a plus.
Ability to manage and optimize CRM systems for efficient lead tracking and follow-up.
Flexibility to work outside typical hours when leads come in.
