Position Type: Part-time (estimated <10 hours ) **About Us:** We operate a small yet dynamic real estate group comprising two distinct businesses: a property management company specializing in short-term and long-term rentals, and a real estate team dedicated to helping clients buy and sell real estate properties in Colorado. We are seeking a highly skilled and detail-oriented Part-Time Remote Bookkeeper and Controller to join our team, ensuring the financial health and success of both businesses. This position is open to remote candidates based in the Philippines, with occasional work during Mountain Time business hours. **Job Description:** As a Part-Time Remote Bookkeeper and Controller, you will play a critical role in maintaining accurate financial records, conducting budgeting and cash planning, and creating financial models to support the growth and success of our property management and real estate team businesses. While remote work is possible, availability during Mountain Time business hours is essential. **Key Responsibilities:** **1. Bookkeeping:** - Maintain accurate and up-to-date financial records for both businesses. - Record all financial transactions, including income, expenses, and payroll. - Reconcile bank statements, credit card statements, and other financial accounts. - Manage accounts payable and accounts receivable. - Ensure compliance with accounting principles and relevant regulations. **2. QuickBooks Online & Wave Apps:** - Proficiently use QuickBooks Online to manage financial data for the property management company. - Set up and maintain chart of accounts. - Generate financial reports and statements as needed. - Perform regular data audits to identify and rectify discrepancies. **3. Budgeting and Cash Planning:** - Collaborate with the management team to develop annual budgets for both businesses. - Monitor and manage cash flow to ensure sufficient liquidity for operational needs. - Provide insights and recommendations to optimize expenses and revenue. **4. Financial Modeling:** - Develop and maintain financial models to forecast revenue, expenses, and profitability. - Analyze various scenarios to support strategic decision-making. - Prepare detailed financial projections for both short-term and long-term planning. **5. Financial Analysis:** - Analyze financial data and performance metrics to identify trends and areas for improvement. - Provide timely and accurate financial reports to management. - Assist in the development of financial strategies to drive growth and profitability. **:** – track and ensure timely payment for lodging, occupancy, sales taxes for short term rentals – track license expirations and required milestones to maintain license status **Qualifications:** – Bachelor’s degree in Accounting, Finance, or a related field (CPA designation preferred). – Proven experience as a bookkeeper or controller, preferably in real estate or property management. – Proficiency in QuickBooks Online and advanced knowledge of Microsoft Excel. – Strong analytical and problem-solving skills. – Excellent attention to detail and organizational skills. – Exceptional communication and teamwork abilities. – Ability to work independently and prioritize tasks effectively. – Availability to work occasional Mountain Time business hours. **Benefits:** – Competitive part-time salary. – Flexible remote work arrangement. – Opportunities for professional development and growth. – Collaborative and supportive work environment. – Meaningful work contributing to the success of two thriving real estate businesses.
