Part-time ~ 15- 20 hours a week but may turn into full time ($500/month) in the future based on performance and need. Flexible working hours but must remain alert during guest check in/check out times & when urgent matters may arise

**Introduction:**
I am seeking a highly organized and detail-oriented personal Virtual Assistant to manage a range of responsibilities, including property management, business administration, and personal support tasks. The ideal candidate will have a passion for customer service, analytical research, vendor negotiation (particularly in the context of home maintenance and repairs). If you excel at coordinating multiple tasks efficiently and have a knack for organization and pro-active communication, I encourage you to apply.

**Responsibilities:**
– Handle communications with tenants and manage Airbnb bookings and guest relations among our 5 units. Most of our tenants are long term rentals.
– Coordinate home and property maintenance, including scheduling regular checks and organizing repairs as needed
– Conduct in-depth research on vendors, negotiate with suppliers, and compare quotes to ensure the best pricing and services for home repairs. Researching for best vendors to complete the task with the most competitive price + high Yelp/Google ratings. This involves calling, texting and emailing.
– Manage financial documentation, track budgets and invoices.
– Support business operations + my personal items through email management, scheduling, and preparing reports as needed.
– Monitor daily activity on platforms like Qustodio and Hubstaff, and manage academic follow-ups on platforms like PowerSchool to keep me updated on my daughter’s educational progress.
– Provide regular daily updates & reminders on tasks.

**Required Skills and Qualifications:**
– Proven experience as a virtual assistant or in a similar role with responsibilities for property management & executive/personal assistant.
– Exceptional organizational skills and meticulous attention to detail.
– Strong ability to negotiate and secure favorable terms with vendors and service providers.
– Excellent research skills and a proven track record of effective cost and service comparison.
– Strong communication skills and proficiency in managing multiple tasks simultaneously.
– Familiarity with property management software, financial tracking tools, and excel is a plus but not required.
