Project Manager – Real Estate Construction

We are a Real Estate company based in the UK and we are looking for a PART TIME Project Manager to undertake the following tasks:
– [ ] Overseeing project commercial needs.
– [ ] Supervise design completion and definition of specifications (materials, equipment, etc).
– [ ] Request of quotations to multiple contractors on both multi contractor and main contractor approaches. To provide comparison tables on quotes received, highlighting risks and advantages.
– [ ] Negotiate with selected contractor(s) and finalise agreement(s).
– [ ] To coordinate works on site, including Health and Safety, Environment and Quality Control.
– [ ] To monitor progress of works and to provide “value for money” solutions to any problem that might arise.
– [ ] To check interim progress of works, before interim payments are released. To maintain control of the Project Costs in a single table: Contracted, Expected and Incurred, including Cash Flow planing.
– [ ] To check completion of works, including final documentation provision, before last payments (except Contractual Retentions) are released.
– [ ] To hand over project to the Post-Construction team or Client(s).

The applicants need to:
– [ ] Provide previous experience project cases, detailing the roles and scopes undertaken remotely and which ones were taken on site by others.
– [ ] Explain how they are planning to manage the projects in the UK while based abroad, with also a time difference in place.

Other requirements for the applicants:
– [ ] General admin works. ?- [ ] Fluent in English, spoken and written. Able to communicate with native English speakers with good rapport. ?- [ ] Your available hours for certain tasks need to match the UK office hours, and there will be other tasks that can be undertaken outside UK office hours, on your own preferred times. Office hours in the UK are 9am to 5pm. The time difference with the Philippines is 7-8 hours depending on the time of the year. ?- [ ] We will start with a part time position, which might lead to full time position, based on performance.
