Responsibilities:
As a Property Acquisitions and Occupancy Virtual Assistant at SapirBNB, you will play a crucial role in our growth strategy by identifying new property acquisition opportunities and ensuring optimal occupancy rates through effective pricing strategies. Your responsibilities will include:
Property Acquisition:
Conduct market research to identify potential properties suitable for short-term rental in target markets.
Collaborate with real estate agents, property owners, and other stakeholders to source and negotiate property acquisition deals.
Evaluate properties based on established criteria, ensuring alignment with SapirBNB’s quality standards and guest preferences.
Pricing Optimization:
Utilize our pricing software and analytics tools to analyze market trends, competitor pricing, and demand patterns.
Implement dynamic pricing strategies to maximize revenue and occupancy rates while considering factors like seasonality, local events, and supply-demand dynamics.
Regularly review and adjust property pricing to ensure competitiveness and alignment with revenue goals.
Revenue Management:
Monitor property performance metrics, including occupancy rates, revenue per available room (RevPAR), and overall financial performance.
Identify opportunities to optimize revenue through cross-selling, upselling, and offering value-added services to guests.
Collaborate with the marketing and guest experience teams to enhance property visibility and guest satisfaction.
Communication and Reporting:
Maintain clear and timely communication with property owners, landlords, and relevant stakeholders throughout the property acquisition and management process.
Generate regular reports on property performance, revenue trends, and market insights to guide decision-making and strategy refinement.
Data-Driven Insights:
Analyze data and trends to identify growth opportunities, potential operational improvements, and areas for efficiency enhancement within the property acquisition and pricing processes.
Provide recommendations to the management team based on data-driven insights and market intelligence.
Qualifications:
Bachelor’s degree in Business, Hospitality, Real Estate, or a related field (or equivalent experience).
Proven experience in property acquisitions, real estate, revenue management, or a related field.
Strong analytical skills with the ability to interpret data, trends, and market dynamics.
Proficiency in using pricing software, data analytics tools, and Microsoft Office suite.
Excellent negotiation, communication, and interpersonal skills.
Detail-oriented mindset with the ability to manage multiple tasks and priorities.
Self-motivated and able to work independently in a remote environment.
