Job Description:
As a property Investment Analyst & Property Finder, you will play a critical role in both assisting clients with property transactions and analysing potential property
investment opportunities. Your expertise will drive informed decisions regarding property acquisitions, partnerships, and financial strategies.
Responsibilities:
Client Engagement and Property Transactions:
Assist clients in buying, selling, or renting properties.
Develop strong, trust-based relationships with clients, sellers, investors, and stakeholders.
Provide expert guidance and advice on property transactions.
Arrange property viewings and negotiate deals to ensure client satisfaction.
List properties and promote them through various databases to gauge market interest.
Understand company strategies, whether in buying mode or seeking investors, and align client interactions accordingly.
Market Research and Analysis:
Conduct thorough market research to stay updated on property trends and values.
Perform comparative market analyses to benchmark property values and rental rates.
Complete extensive analyses to evaluate the feasibility of property transactions.
Stay informed on local and national Property market trends, economic factors, and regulatory changes.
Investment Evaluation and Financial Modelling:
Conduct detailed analysis and due diligence on potential property investment opportunities, including residential, commercial, or mixed-use properties.
Evaluate market trends, economic indicators, and demographic data to identify emerging investment opportunities and potential risks.
Perform financial modelling and cash flow analysis to assess ROI and profitability.
Analyse property financials, including income statements, rent rolls, operating expenses, and capital expenditures.
Deal Structuring and Execution:
Support the negotiation and structuring of property
transactions, working closely with legal and finance teams.
Collaborate with the investment team, brokers, appraisers, and other professionals to gather relevant information and validate assumptions.
Prepare comprehensive investment proposals and reports, including financial projections and risk assessments.
Monitor and evaluate the performance of existing investments, tracking KPIs and providing recommendations.
Continuous Improvement and Development:
Maintain accurate and up-to-date records and documentation related to deal analysis and investment decisions.
Continuously improve deal analysis processes and models to enhance efficiency and accuracy.
Participate in ongoing training and development opportunities to stay ahead in the property industry.
Requirements:
are ideal Bachelor’s degree in finance, property, economics, or a related field (Master’s degree or professional certifications like CFA, CCIM are a plus). ALthough NOT Necessary, Ability to learn and adapt is more important
Proven experience in property sales, deal analysis, or investment analysis.
Strong knowledge of local property markets, including property values, trends, and legal regulations.
Excellent financial modelling and analytical skills, with proficiency in Excel or other financial analysis tools.
Strong communication and interpersonal skills for effective client interaction and team collaboration.
Good negotiation and persuasion abilities to secure favourable deals.
Detail-oriented with the ability to work with complex financial data.
Ability to manage multiple projects simultaneously and work collaboratively in a team environment.

The pay will be between $3.2 – $4.2 per hour depending upon experience and level of success in finding and converting property deals.
