Job Description
We are looking for a Maintenance Coordinator to work with our team. The qualified applicant will effectively communicate with tenants and owners, guide tenants in basic troubleshooting tasks, enter work order details, ensure work order updates are tracked and communicated, and much more.
Since we are the fastest growing property management company in Orlando, we promote from within quickly. This is an entry level position, but we have many positions to work towards within our company.
We are a large real estate company, currently managing over 1600 single family properties.
Responsibilities
– Effectively communicate with tenants and be able to lead them through basic troubleshooting tasks
– Research possible issues with home systems and provide tenant with possible solutions to remedy the situation
– In the event a problem cannot be remedied by the tenant, effectively communicate work order details with the owner and receive bid approval for repairs
– Communicate with vendors, builders, and home warranty providers to resolve a work order.
– Submit all details of the work order into our internal software (description, priority, vendor instructions, photos and approved amount for repairs)
– Meet with Property Managers on regular basis to update and follow up on work orders
– Make certain the billing process is accurate, efficient and profitable and that all invoices are sent the same day as received
– Maintain communication with owners on all open work orders
– Manage re-occurring work orders with Property Managers to ensure they are correct and updated
– Verify vendors are performing at expected levels and determine most effective ways of communication
– Certify fair pricing and accurate recommendations are provided to clients for home repairs
– Keep work order email inbox organized and correctly filed
