Position Overview:
We are seeking a highly motivated and experienced Virtual Property Manager to oversee and manage a portfolio of rental properties remotely. You will be responsible for handling all aspects of property management, from tenant relations and lease administration to maintenance coordination. Your exceptional communication and organizational skills will be crucial in ensuring the smooth operation and profitability of our real estate business.
Responsibilities:
Property Administration: Oversee the day-to-day management of the assigned portfolio of properties through virtual means. Handle tenant inquiries, lease agreements etc.
Lease Management: Advertise on social media and other means to set up tenant showings for the properties. Schedule showings with local team in USA. Facilitate lease signing and renewals.
Maintenance Coordination: Manage property maintenance virtually by coordinating repairs and troubleshooting maintenance issues. Work with vendors, contractors, and maintenance teams to ensure timely and cost-effective solutions.
Phone Communication: Will be the primary contact for all phone calls that come in from tenants and potential tenants. Must triage maintenance requests. Expected to work regular business hours but have phone communication outside of normal hours in case prospective tenants call to inquire about a showing.
Tenant Relations: Maintain positive tenant relationships by promptly addressing concerns, handling disputes, and ensuring tenant satisfaction. Respond to emails, phone calls, and other communications professionally and promptly.
Cold Calling: Will be expected to cold call for potential acquisition targets and skip trace effectively.
Qualifications:
Must be fluent in English.
Ability to work USA EST hours, and be reachable by phone during off hours.
Proven experience as a virtual assistant, preferably in the property management field.
Strong interpersonal and communication skills to interact with tenants, vendors, and team members remotely.
Problem-solving skills and the ability to handle challenging situations professionally.
Self-motivated and able to work independently with minimal supervision.
Excellent organizational skills and attention to detail, with the ability to multitask effectively.
