Reports To: The Assistant Property Manager will report to the Realtor/Owner and Leasing Team.

Responsibilities and Duties:
Find and screen prospective tenants consistently, manage daily complaints and maintenance issues and hand tenant move-outs and evictions, including running credit checks and criminal background checks, and select the right tenants.

· Responsible for filling vacancies, advertising the rental, and creating a compelling ad

· Handling Leases including setting the lease term and making sure it has all the necessary clauses to protect the owner, determining the amount of security deposit required.

· Handling Complaints/Emergencies: Deal with maintenance requests, noise complaints, and handling emergency situations.

· Handling Move Outs: Responsible for inspecting the unit, checking for damages, and determining what portion of the security deposit will be returned to the tenant, responsible for cleaning the unit, repairing any damages, and finding a new tenant. · Dealing with Evictions: Knows and understands the proper way to file and move forward with an eviction.

· Property Maintenance: This includes performing preventative property maintenance to keep the property functioning in top condition.

· Repairs: Responsible to fix the problem or hiring someone else to do it. Maintain an extensive network of reliable plumbers, electricians, carpenters, and other contractors.

· Have in-depth knowledge of statewide and national laws regarding the proper ways to: screen a tenant, handle security deposits, terminate a Lease, evict a tenant, comply with property safety standards

· Make sure that contractors and other repairmen are completing their work in a timely manner.

· Keep thorough records regarding the property. This includes all income and expenses; a list of all inspections, signed leases, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, records of rent collection, and insurance costs.

· Assist the property owner with understanding how to file taxes for the investment property.

· Submits daily activity reports.

· Performs other related duties and assignments as required.

Qualifications:
Education

· Bachelor’s Degree preferred and two (2) + years work experience as an Assistant Property Manager or similar position.

· Outstanding communication skills, both verbal and written.

· Accurately perform intermediate mathematical functions and use all on-site resident management software functions.

Professional Experience

· At least two years of experience in residential property management or a related field is required.

Attendance

· Ability to work Monday – Friday, PST Sacramento. Our property staffing limitation makes it critical for you to work your scheduled hours consistently and overtime if necessary when requested.

· Available to work extended hours.

· Ability to serve on-call, as scheduled or as necessary.

Skills
Skills include an excellent ability to manage and motivate others; effective communication with residents, prospects, co-workers, and vendors. Other essential skills include but are not limited to:

· Strong administrative and organizational skills

· Strong time management skills and ability to prioritize wisely

· Strong customer service orientation

· Good understanding of basic accounting practices

· Knowledge of on-site maintenance requirements, including dealing with vendors and contractors

· Ability to close a sale

· Knowledge of state law as it relates to the handling of Security Deposits and other resident-related fees and charge

· Proficient knowledge of the real estate industry, property management principles, and relevant legislation.

Computer Skills

· Has computer and internet knowledge

· Intermediate knowledge of MS Word and Excel; proficiency with Outlook

· Ability to operate and understand personal computer functions and company utilized software packages

· Has knowledge of database and real estate property management applications.
