Position Overview:
We are seeking a skilled and motivated Real Estate Property Manager Virtual Assistant to oversee and manage a portfolio of properties. As a Property Manager, you will be responsible for maintaining and maximizing the value of each property while ensuring a high level of tenant satisfaction. This role requires exceptional organizational skills, strong attention to detail, and a deep understanding of property management principles and practices.
Responsibilities:
1. Property Operations: Manage the day-to-day operations of assigned properties, including tenant relations, lease administration, and maintenance coordination.
2. Tenant Relations: Build and maintain positive relationships with tenants by promptly addressing inquiries, concerns, and requests. Act as a point of contact for tenant communication, conflict resolution, and lease renewals.
3. Lease Administration: Oversee the leasing process, including advertising available units, screening potential tenants, and executing lease agreements. Ensure compliance with lease terms, rental laws, and regulations.
4. Financial Management: Develop and monitor property budgets, analyze financial reports, and implement strategies to maximize revenue and minimize expenses. Collect rent, process invoices, and manage property finances efficiently.
5. Property Maintenance: Coordinate and oversee property maintenance and repairs, including routine inspections, emergency repairs, and vendor management. Ensure all work is completed in a timely and cost-effective manner.
6. Recordkeeping and Reporting: Maintain accurate and up-to-date records, files, and documentation related to properties, leases, inspections, and financial transactions. Prepare regular reports for property owners and stakeholders.
7. Property Marketing: Develop and implement marketing strategies to attract and retain tenants.
8. Team Collaboration: Collaborate with internal teams, including maintenance staff, leasing agents, and accounting personnel, to ensure smooth property operations and efficient workflow.
Qualifications:
Yardi software experience preferred.
Excellent communication and interpersonal skills with the ability to interact effectively with tenants, owners, and team members.
Exceptional organizational and time management abilities to handle multiple tasks and deadlines.
Detail-oriented with a focus on accuracy and problem-solving skills.
Availability to work flexible hours, including evenings and weekends, as necessary.
