Job Summary
The Business Manager will ensure the timely and accurate processing of all accounts receivable and payable, as well as provide superior customer service to prospective and current residents. The Business Manager will assist the Community Director with all on-site operations and help ensure that all activities are conducted in compliance with all local, state and federal, landlord/tenant and real estate laws.
Essential Functions
* Ensures the timely collection, bank deposit and accurate posting of all rental payments, and all other fees and accounts receivable.
* Prepares and delivers delinquency notices as required, along with all formal and legal notices.
* Maintains all records and transactions including allowances/concessions, rent increases, NSFs, and other approved debits/credits.
* Completes all move ins, move outs, lease renewals, and Revenue Close processing in accordance with company policy.
* Reviews and properly codes all property invoices.
* Works in collaboration with the leasing team to develop and implement marketing strategies.
* Effectively conducts tours of the community, leases and moves in new residents.
* Follows TGM’s dress code policy, including selection of outfits from the designated corporate clothing catalog. Maintains a clean, neat, professional appearance at all times.
* Proactively manages resident delinquency to minimize late rental payments.
* Assists Community Director with all TGM PPM monthly reporting.
* Understands and promotes the community’s value proposition and key differentiates against competitive communities as a means of generating new business and resident retention.
* Prints AUM late notices and prepares invoices for residents.
* Ensures the timely and accurate processing of all accounts receivable and payable.
* Assists in managing the property’s budget by making sound fiscal decisions to increase the net operating income of the community.
* Ensures compliance with company accounting procedures.
* Processes all Statements of Deposits within the guidelines of State laws.
* Ensures all aspects of the Renewal Process are completed on a monthly basis.
* Communicates with prospects, applicants, and/or residents regularly regarding lease questions and accounting questions.
* Maintains a professional courteous manner with all residents, vendors, contractors, and fellow employees.
* Assures safety standards are used which comply with all company, local, City, State and Federal guidelines.
* Ensures compliance of all work-related activities in a fair, ethical, and consistent manner.
* Delivers on TGM brand promise of providing a premier living experience and exceptional value through reliable and quality customer service.
* Other duties as assigned.
Education & Experience
Formal Education: High School Diploma or equivalent and relevant certifications
Preferred Education: Associate Degree or certification equivalent
Experience: 2 years Minimum
Minimum Knowledge: Requires advanced knowledge of a specialized or technical field or a thorough knowledge of the practices and techniques of a professional field.
Updating of Knowledge: The knowledge required to perform this job once learned has infrequent changes, but when changes occur, they may be major.
Skill Requirements
* Experience in property accounting.
* Strong understanding of basic accounting principles.
* Strong basic computer skills with the Microsoft Office suite of software, including Word, Excel, and Outlook, sending/ receiving e-mail and using e-mail software, and accessing the Internet for work-related duties.
* Strong basic skills with property management software.
* Detail-oriented, with consistent effective time management and organizational skills.
* Strong customer service and problem-solving skills.
* Experience in working with group dynamics and team leadership.
* Ability to articulate and execute ideas while working in a team
