Property Manager for LTR, MTR, & STR Real Estate Business

Full time virtual property manager who can handle the day to day operations of a small to medium sized real estate rental business with 31 doors.

Skills & Duties will include:

Serve as virtual property manager for a small rental property business that has 31 doors. You will be responsible for managing 25 of the doors.
— Manage most if not all customer communication with long tern, medium term, & short term tenants. Diplomatic customer service is a must.
— Manage the property management system (PMS) as well as booking channels for all three rental types.
— Create and update STR, MTR, & LTR listings across all platforms including: Airbnb, VRBO, Click to view, Furnished Finders, Zillow, Facebook, etc.
— Manage reservations for MTR & STR properties
— Integrate or PMS (Hospitable) with OTA (Online Travel Agencies like Airbnb)
— Manage direct booking site for MTR’s & STR’s
— Log payment and expenses into Fresbhooks
— Use iCal to avoid booking conflicts across platforms
— schedule regular inspections and air filter changes for LTR’s
— Request rent payments from LTR and MTR guests
— Send notice of non-payment & notice tomply with lease terms
— Ensure listing optimization for Airbnb, VRBO, & other online booking sites
— Review and dispute/remove unfair reviews on Airbnb or VRBO
— Handle damage claims and guest violation of policy communications.
— Create deposit to hold agreements & lease agreements for MTR’s and LTR’s
— Send documents for completion via Docusign
— Coordinate cleaning team for turning units for MTR and STR
— Handle disposition of deposit for tenants who have vacated
— Handle current state of property inventories
— Coordinate, schedule, & resolve repairs for all units
— Monitor internet service at all MTR and STR units (Eero, Optimum, & T-Mobile)
— Monitor Google nest thermostats as well as exterior cameras to ensure guest check in and compliance with house rules
— Find, contact, & contract with repairmen and vendors to effect repairs & renovations to units
— Beomce familiar with and operate tech platforms to automate business functions: Airbnb, VRBO, Click to view, Hospitable, Price Labs, Furnished Finder, Hostfully, Kwikset Locks, MyQ Garage doors, Mint (noise and smoke monitoring), Zillow, Click to view, etc.
— Monitor and adjust pricing using dynamic pricing software (Price labs)
— Use various communication mediums to provide customer support including: phone, e-mail, text, messenger, others
— Provide other services as required by ownership team.
