Job Summary:
As a Property Manager you play a pivotal role in overseeing the day-to-day operations of residential properties of our client. Your responsibilities include managing tenant relations, overseeing property maintenance, and ensuring compliance with regulations and standards.

Job Description:
· Serve as the primary point of contact for tenants, promptly addressing inquiries, concerns and requests.
· Facilitate the leasing process, from property showings to lease agreements and move-ins.
· Coordinate and supervise property maintenance, repairs and renovations.
· Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and quality standards.
· Administer lease agreements, including rent collection, renewals and enforcing lease terms.
· Handle lease negotiations and ensure compliance with legal requirements.
· Prepare and manage property budgets, monitoring financial performance and reporting on income, expenses and variances.
· Process invoices, track expenses and maintain accurate financial records.
· Stay informed about and ensure compliance with local, state and federal housing regulations.
· Manage eviction processes when necessary, in accordance with legal requirements.
· Communicate effectively with property owners, providing regular updates on property performance and addressing concerns.
· Collaborate with the sales and marketing team to effectively market properties and attract tenants.
· Identify and mitigate potential risks related to property management.
· Implement safety and security measures to protect tenants and properties.
· Liaise with contractors, vendors and service providers to obtain competitive bids for services and oversee their performance.

Experience Required:
· Proven experience in property management, real estate, or a related field (minimum 2 years).
· Familiarity with property management software.
· Excellent organisational and multitasking abilities.
· Strong communication and interpersonal skills.
· Knowledge of relevant property management laws and regulations.

Salary and Benefits:
· A highly competitive Basic and Commission plan is available and is uncapped. The level will be dependent upon the experience of the successful candidate.
