Client is searching for someone to help remotely manage 76 doors which are located in Baltimore, MD. They need someone who is very detail-oriented and is willing to extrapolate data with ease into spreadsheets to manage Key Performance Indicators. The Virtual Professional will be supporting the CEO as well as the property manager.
About the Client: SCD Properties is a prominent property management company with a diverse portfolio of rental properties in the Baltimore area. We specialize in managing various types of rentals, including traditional long-term rentals, furnished rentals, and student housing. We are currently seeking a Rental Property Assistant who can handle the varied demands of our rental management operations.
Job Description:
As a Rental Property Manager at SCD Properties, you will play a pivotal role in supporting the management of our diverse rental portfolio. Your responsibilities will span across general rental management, furnished rentals, and student housing, including:
General Rental Management:
Leasing Support/Marketing: Creating property listings and advertisements for vacant units.
Assisting in the marketing of available rental properties to attract prospective tenants.
Follow up with leads and schedule property showings.
Manage rental applications and facilitate electronic lease signings.
Property Maintenance and Repairs: Coordinating maintenance requests and repairs with vendors and contractors.
Scheduling regular property inspections to ensure they meet quality standards
Coordinate move-in and move-out walkthroughs
Responding to tenant inquiries and resolving issues promptly and professionally
Financial Management: Maintaining accurate records of rental payments, expenses, and utilities
Initiate legal actions, such as filing failure to pay rent and evictions, when necessary.
Handle communication with tenants, addressing queries and resolving issues promptly and professionally.
Compliance: Manage rental licenses and inspections as well lead safe inspection, as required.
Coordinate HVAC filter changes and periodic unit inspections.
Software Proficiency: Utilize property management software (e.g., Appfolio) for various tasks, including application management, showing schedules, leasing, rent collection, maintenance coordination, bill recording
Administrative Skills:
Strong proficiency in Microsoft Suite for administrative tasks.
Attend and contribute to weekly meetings and provide status reports
Extrapolate data from the property management software and QuickBooks into spreadsheets to follow the performance of each property
Online research on various topics
Executive Assistant Skills:
Calendar Management
Email management with responses and flagging urgent/important email
Trip planning and booking
Online order management
Online research
