Job Description

Creating listing paperwork/agency agreement
? Creating listings and putting them live on MLS and KWLS
? Preparing listing documents (Seller’s Disclosures, Lead-Based Paint Disclosures, HOA documents, etc.)
? Scheduling home photoshoot (through website or company photographer)
? Scheduling open houses, showings for listings and getting showing feedback
? Managing coming soon and active listings on MLS (status change, price change, update on remarks, etc.)
? Coordinating o?ers received on the listing (processing addendum, counter addendum, multiple o?er notice, etc.)
? Update MLS status as needed
? Requesting HUD/Settlement Statement from Title Company
? Extract data from sources like ListHub, Zillow, , etc. to create and present weekly seller report
? Assist with creating BPO/PVO
? Send pre-listing packages as needed
? Ensure client is entered in Command/CRM with updated contact info
? Keep listing checklists up to date
? Prepare listing docs
? Coordinate staging setup and removal directly with homeowner/stager
? Coordinate lockbox key with sellers
? Update active and pending listings in spreadsheet
? Call seller when listing goes live, asking them to watch for the email (text if answer), letting seller know you will email link to live listing
? Maintain correct showing instructions in Showing time
? Monitor showings and call agents for feedback
? Enter feedback into the system and share with the seller (keep team apprised of showing feedbackOpen Houses:
? Email sellers with con?rmation and what to expect (need to create template)
? Ensure buyer agent receives all info regarding selling features of the home ( open house checklist – including seller feedback form)
? Advertise open houses in a timely manner on FB
? Follow up with agent after the open house to obtain feedback about tra?c, comments
? Call/email seller to provide feedback regarding open house
? I nclude open house feedback in seller’s weekly marketing update
? Manage daily and weekly client communications while active
? Open House feedback
? Weekly marketing updates for active listings:
? This week’s showing feedback
? Coordinate Broker’s Open (if applicable)
? Paid Ads Report (if applicable)
? Completed items from their marketing plan
? Activity, view, stats
? Once sold, transition ?le to transaction coordinator
2. Social Media/Digital MarketingPlans, schedules & executes all digital content
? Creates & edits quality multimedia marketing content such as videos, photos, presentations, ?yers etc
? Designs printable ?yers for listings, open houses, etc.
? Designs printable business cards, door hangers, brochures, etc.
? Designs digital promotions or ads to promote a certain product
? Creates & updates scheduled digital marketing content for all digital platforms
? Manages & upkeeps digital marketing calendars
? Content Creation
? Create captions & descriptions for video marketing materials
? Create logos, banners and other digital company representation tasks
? Brainstorms & evaluates emerging technologies
? Recognizes & adapts to the new digital trends
? Measures the success of each digital marketing campaigns
? Researches on the business industries’ competitionsLead Manager

Drip/36 touch Campaigns
Newletters – monthly
Research data – birthday, social media account, home anniversary
Send birthday cards, home anniversary, holiday greetings
Put those new leads on the CRM – properly tag when was the last touch and the conversation
Manage leads on CRM – remove duplicates
Consistently nurture them until appointment through SMS/email
