About the Role:

We are seeking a highly motivated and organized virtual assistant to join our team as a Real Estate Wholesale Acquisition Manager. In this role, you will be the front line for sourcing and acquiring profitable off-market properties, freeing up our acquisition manager to focus on negotiations and closing deals. You will be responsible for a variety of tasks, including lead generation, property research, communication with sellers, and deal analysis. This is a remote position offering flexible hours and the potential for significant growth within the company.

Responsibilities:

Lead Generation:
Utilize online and offline strategies to generate leads on potential off-market properties.
Build and maintain relationships with local investors, wholesalers, and bird dogs.
Cold call and email potential sellers to pre-qualify leads and gauge interest.
Property Research:
Analyze potential properties using MLS, public records, and other resources.
Conduct preliminary market analysis and estimate ARV (After Repair Value).
Research property history and identify potential issues or opportunities.
Seller Communication:
Communicate effectively with sellers via phone, email, and text message.
Build rapport and trust with sellers, understanding their needs and motivations.
Answer questions, address concerns, and present our wholesale solution.
Deal Analysis:
Assist with preliminary financial analysis of potential deals.
Gather repair estimates and contractor quotes.
Calculate estimated profit margins and present analysis to acquisition manager.
Assist with deal preparation and documentation.
Additional Tasks:
Maintain organized records and spreadsheets of properties and leads.
Conduct internet research and data entry as needed.
Stay up-to-date on market trends and real estate investing strategies.
Be proactive and identify opportunities to improve the acquisition process.
Qualifications:

Excellent communication and interpersonal skills.
Strong organizational and time management skills.
Proficient in Microsoft Office Suite (Word, Excel, PowerPoint).
Familiarity with real estate terminology and concepts a plus.
Self-motivated and able to work independently with minimal supervision.
Detail-oriented and able to prioritize tasks effectively.
Excellent internet research and data entry skills.
Ability to learn new software and adapt to changing situations.
