You are overall responsible for finding real estate deals that meet our criteria, analyzing them, reaching out to Brokers and Realtors to get the missing information and consolidating all the information.
Tasks:
– help me with the financial analysis of various Real Estate projects in the San Francisco Bay Area. The projects go from single-family home fix and flips to the acquisition of larger apartment buildings (5 to 30 units)
– for Single Family Home Flips: perform CMA analysis. Gather “ARV” (After Repair Value) comparable sales, help estimate renovation costs.
– for multifamily properties: estimate rents, and operating expenses. Input all the required information in a financial model and be able to run the model.
– you need to be comfortable sending emails and talking to Realtors and Brokers to ask for the missing information (like missing rents, number of units etc.). You also need to be comfortable reaching out to Brokers to ask if they have deals they can send us.
– keep all the properties analysed in an organized way in excel so we can track them.
You need to have prior Real estate analysis experience in the multifamily space and ideally SFH space and understand the basics of Acquisitions and how to talk to Brokers and Realtors.
Skills:
– experience with a Syndicator and/or House Flipper/Property Investor
– Knowing how to use Propstream or property radar is a plus but not mandatory
– be very comfortable with Excel
– Proficiency in English is necessary
– comfortable communicating with Brokers
