Job Title: Real Estate Cold Caller
Job Overview:
We are seeking a motivated and results-driven individual to join our real estate team as a Cold Caller part time. The primary responsibility of this role is to generate leads and set appointments through outbound cold calling. The ideal candidate will have excellent communication skills, a persuasive demeanor, and a knack for engaging potential clients.
We will be targeting properties subject to or seller financing:
Cold calling for properties subject to and seller finance involves a blend of sales, negotiation, real estate knowledge, and relationship-building skills to secure mutually beneficial agreements between buyers and sellers.
**Subject to the Existing Mortgage:** – Acquiring properties while leaving the current mortgage in place. – Buyer takes over mortgage payments without formally assuming the loan. – Offers flexibility and potential cost savings for both parties.
**Seller Financing:** – Property purchase where the seller acts as the lender. – Buyer makes payments directly to the seller instead of a traditional lender. – Allows for more negotiation on terms, potentially enabling deals in challenging financial situations.
Responsibilities:
-Conduct outbound cold calls to potential leads within designated territories or databases.
-Introduce our real estate services/products and effectively communicate their value propositions.
-Qualify leads by gathering relevant information and assessing their real estate needs.
-Maintain accurate records of interactions and lead status in the CRM system.
-Schedule appointments for our sales team with qualified prospects.
-Collaborate with team members to optimize calling strategies and achieve targets.
Requirements:
-Proven experience in cold calling, preferably within the real estate industry.
-Excellent communication and negotiation skills.
-Ability to handle objections and rejections professionally.
-Knowledgeable in tools such as, but not limited to, Calltools, Zillow, Google Sheets
-Self-motivated with a goal-oriented mindset.
-Strong organizational skills and attention to detail.
-Ability to work effectively both independently and as part of a team.
-Need to work during standard USA business hours Ex: 8AM EST – 6PM EST
-Candidate must be fluent in English.
Preferred Qualifications:
-Real estate experience or knowledge of real estate industry practices.
-Experience using tools for lead generation and prospecting.
