Job Description

Our small, high-performing real estate team is looking for a self-starting, driven, and coachable real estate data analyst. Your role will include carrying out property valuations, providing detailed property comps, performing on-demand skip tracing, and conducting in-depth data analysis. I’m not just looking for someone to whom I can assign tasks; I am looking for someone who brings innovative ideas, collaborates with the team, and is a self-starter. We offer extensive training and are committed to investing in your knowledge. In return, we expect a team member who takes as much ownership as we do, aiming to close as many deals as possible.
Tasks:
Determine the values of single-family homes (the majority of our business), multi-family homes (sometimes), and lots (rare). This involves reviewing a property’s age, location, condition, and other similar factors to ascertain its current and future value.
Analyze and prepare written reports for 5-8 deals per week. We have an Excel template for data recording, and you will receive training. However, the right person for this job will find creative ways to constantly improve our system.
Determine renovation estimates based on existing data and by obtaining quotes for some of our properties, analyzing properties quickly to estimate repair costs.
Organize and contribute to our internal knowledge base. We are all about documenting our knowledge and you will be expected to document your learning, experience and processes.
Conduct other tasks that require research and skip tracing. We have some tools and information sources that you will need to learn quickly and use effectively.
Always bring innovative and latest ideas to improve our internal systems.
You could get random tasks related to what we do in the business. It could be pulling data, organizing data, getting estimate quotes etc.
Skills:
Effective communication skills are important. You will regularly be required to present your findings and insights on a real estate deal you’re analyzing in our daily meetings. We expect a detailed analysis, along with solid reasons and insights for your decisions. The ability to share this information clearly is important.
Strong data organization skills are crucial. It’s imperative to keep our data clean, organized, and properly labelled according to our internal system.
A background in valuing single-family homes in real estate is required. While we do provide training, prior knowledge and continuous self-education are essential. Currently, we prefer not to use automated tools. Instead, we utilize an Excel document similar to the one in this video. Being adaptable and quickly learning new techniques is key. The fundamentals of the real estate business remain the same, but new tools and methods emerge. As a team, we are always learning and keeping up to date. We want you to do the same.
Compensation:
– $5/hr – Start with 20 hrs/week for the first two weeks, then 30 hrs/week for another two weeks, and then transition to full-time (40 hrs).
– A flat bonus for every deal analyzed that closes – this can add a few hundred dollars each month.
– Performance-based raise at the 6-month mark.
– Performance-based end-of-year bonus plus paid vacation.
