Job Title: Real Estate Investment Associate

Position Overview:
As a Real Estate Investment Associate, you will play a crucial role in supporting the firm’s investment
strategies and operations. This multifaceted position requires a proactive and detail-oriented
individual with a passion for real estate, strong organizational skills, excellent communication
abilities, data collection, analysis, and presentation.
This position will be a key leader in assisting the business principles in building out the systems and
processes to develop high-quality deal flow, business operating procedures, and our go-to-market
strategy.

Key Responsibilities:

Manage CRM Investor Database:
? Maintain and update the investor database within the CRM system.
? Ensure accurate and timely entry of investor information and compliance documents.
? Facilitate communication with investors regarding updates, reports, and investment
opportunities.
? Uploading potential brokers, leasing agents, and investor data for future outreach
Investment Underwriting and Evaluation:
? Financial Analysis:
? Ability to analyze and interpret financial statements, including income
statements, balance sheets, and cash flow statements.
? Proficiency in financial modeling to evaluate investment returns, cash flow
projections, and sensitivity analyses.

? Market Research:
? Conduct thorough market research to assess current and future trends in the
real estate market.

? Ability to analyze comparable property sales, rental rates, and other market
indicators.
? Real Estate Valuation:
? Knowledge of various real estate valuation methods, including comparable
sales analysis, income capitalization approach, and cost approach.

? Risk Assessment:
? Evaluate and quantify risks associated with potential real estate investments.
? Assess factors such as market risk, property-specific risks, and financing
risks.
? Communication Skills:
? Strong written and verbal communication skills to present complex financial
analyses and investment recommendations to stakeholders.

? Attention to Detail:
? Precision in reviewing and validating data, contracts, and financial
information.
? Identify potential errors or inconsistencies in underwriting documents.
? Team Collaboration:
? Work effectively in a collaborative team environment, liaising with various
departments such as legal, finance, and property management.

? Technology Proficiency:
? Utilize real estate underwriting software and financial modeling tools.
? Proficiency in Microsoft Excel and other relevant software applications.

Due Diligence:
? Conduct thorough due diligence on prospective properties, including property
inspections, title searches, and environmental assessments.
Underwriting Models:
? Develop and maintain sophisticated financial models to assess property
performance and investment returns.
Assist in Drafting SOP’s and Business Practices:
? Collaborate with team members to document Standard Operating Procedures (SOPs)
and best business practices.
? Ensure adherence to established protocols for various aspects of real estate
investment operations.
Deal Sourcing for Potential Properties:
? Utilize online platforms such as and and others to identify
properties for lease that have been on the market for over 90 days or meet other
criteria.
? Conduct research and analysis to identify properties requiring capital improvements
and present findings to the investment team.
? Research, implement, and utilize other technology to effectively source real estate
opportunities.
Off-Market Deal Sourcing:
? Search county records to identify potential off-market properties that investment
criteria.

? Initiate contact with current property owners to explore acquisition opportunities.
Network Building:
? Assist in marketing and outreach functions to expand investor and property owner
networks
? Cold calling – reaching out directly to owners to gauge their interest in selling
? Contacting referrals – proactively reaching out to referral sources at regular intervals
to gauge market activity
? Coordinate communications with investors, brokers, and potential business associates

Qualifications:

? Well-spoken and written English.
? Proficient in Excel and financial skill sets.
? A bachelor’s degree in Business, Real Estate, Finance, or a related field is a plus.
? Previous experience in real estate investment or property management is highly desirable.
? Strong analytical and research skills.
? Excellent communication and interpersonal abilities.
? Detail-oriented with a proactive approach to problem-solving.
