Requirements:
• Real Estate Experience and Previous Sales Experience is REQUIRED

• MUST be flexible to new ideas, support business growth and new tasks.
• MUST Communicate clearly on WhatsApp and reply promptly to messages on WhatsApp and email.
The job encompasses, but is not limited to:
• Calling prospects to identify motivation and submit an offer
• Lead and database management and perform some acquisition tasks as assigned
• Qualifying leads and following up with older leads in the database
• Reporting on the progress and keeping track of the KPIs on the scorecard
• Communicating effectively with owners/point of contacts of property via the phone, WhatsApp, text, and email as well as amongst the team in order to assist us in purchasing or listing properties
• When leads are light, you will also be in charge of calling targeted properties/owners to gauge interest in selling.
• Manage CRM – Organize Leads, reply to inquiries, remove roadblocks, and bring urgent and important requests or issues to my attention immediately.
• Support all lead-generation efforts through social media and online platforms.
• Cold calling and warm calling, gathering sales intelligence, handling objections.
• Set 4 or more QUALIFIED appointments with motivated sellers and buyers daily.
• Support Real Estate Acquisition tasks like submitting an email offer to the seller.
• Pre-qualifying leads and manager CRM
• Schedule a Buyer Consultation and a Listing Appointment on Calendly.
• Relentless follow-up, nurture leads until appointments are set and converted to Active clients.
• Prospect for new clients via calling, texting, emailing, and social media outreach.
• Respond to inbound calls and text messages from prospects from CRM.
• Schedule social media posts to all accounts and reply to social media messages.
• Prepare and send purchase offer for client signature as needed.
• Send Comparable Market Analysis (CMA) to clients.
• Follow-up, Follow-through, and Follow-Back with Clients and Customers.
• Stay in good communication with the manager at all times.
• Perform marketing activities, call/text leads, and convert leads to an appointment.
• Make suggestions and take instructions from the company manager.
• Reactivate inactive automatic property alert emails in HAR Matrix and ensure the clients received the property alert they are reviewing the properties we are sending them.
• Update the Excel client review sheet and follow up on review requests.
• Add New Listings to MLS as ” Incomplete” and upload all necessary documents.
• Perform REVERSE PROSPECTING on my Listings.
• Work with any tenant lead to close as assigned.
• Add any missing CLOSED Transactions to BiggerPockets, Zillow, and
• Build rapport with local agents to get our offer accepted
• Track assigned KPI’s and update them appropriately each day
• Consistently show up to work on time and execute each working day on your responsibilities and you must let the your manager know beforehand if you will miss a shift for any reason
• Perform any other task as required and needed for the business.
• Ask questions if you are not sure of something, but do not be afraid to take charge of a situation and act as you see appropriate based on your training/experience.
The position will be paid as follows:
• $6.00 hour starting for the first 30 days probationary period.
• $7.00 hour after 30 day probationary period.
• $8.00 hour after 3 months (based on satisfactory progress, growth, sustainability and independent task
completion and innovation.)
• Bonuses will be paid at a rate of $100 per lead closed from the leads which you nurtured and put into the contract.
• The compensation is paid weekly or the closest working day in case these dates fall on a holiday or weekend.
• Bonuses will be paid on the next pay period after closing the property.
Pay shall be credited directly to your Bank Savings Account through WISE. Please allow 3-4 U.S, business days after the transaction for the payment to showing your account. You will be paid only for the hours worked and approved by your manager.
• We offer raises and additional bonuses to those who meet and exceed their Key Performance Indicators on their scorecard. All raises are negotiated not earlier than 90 days after onboarding. We have room to grow into other positions, and will promote from within the company based on the team member’s performance and aptitude.
Minimum KPIs – Lead Manager and Executive Assistant
• 50 Follow Ups per day
• 4 Appointments per day
• 90% Live answer
• Set live answer appointments per our KPIs
• Responsible for KPI tracking
• Managing RESimpli and Lofty CRM
• Attend weekly Team Meetings
• 10 closed contracts per month
*Lead manager bonus per contract
• Incoming lead to appointment to closed contract $100
