We are seeking a highly motivated and experienced individual to join our real estate wholesaling team as the Marketing & Leads Manager. This role is pivotal in driving our marketing strategies, generating quality leads, and optimizing conversion rates. The ideal candidate should have a strong background in real estate marketing and lead generation and a proven track record of successfully managing and implementing targeted marketing campaigns.

Key Responsibilities:
• Develop and execute comprehensive marketing strategies for real estate wholesaling.
• Analyze market trends, competition, and target audience for optimizing marketing efforts.
• Collaborate with the team to refine the company’s brand positioning and messaging.
• Implement effective lead-generation campaigns through digital marketing, direct mail, social media, and networking events.
• Utilize data-driven insights to target potential sellers and distressed property owners.
• Constantly explore and implement innovative approaches to expand the lead pipeline.
• Manage end-to-end marketing campaigns, ensuring seamless execution and tracking of results.
• Optimize campaign performance based on key metrics, adjusting strategies as needed.
• Collaborate with external vendors and contractors for campaign-related tasks.
• Oversee the organization and maintenance of the leads database.
• Regularly update and cleanse the database for accuracy and relevancy.
• Implement CRM tools to streamline lead tracking and communication.
• Work closely with the sales team to align marketing efforts with sales goals.
• Provide regular updates on lead generation performance and campaign outcomes.
• Collaborate with cross-functional teams for consistent messaging and brand representation.
• Conduct a thorough analysis of marketing campaign data to identify trends and opportunities.
• Generate detailed reports on key performance indicators (KPIs) and provide actionable insights.
• Use analytics to refine strategies and improve overall lead quality and conversion rates.
• Ad hoc tasks from the client.
Requirements & Qualifications:
• Minimum of three full years in a similar position, specifically in Real Estate Wholesale Marketing and Lead management.
• Proven experience in real estate marketing, wholesaling, or distressed property acquisitions.
• Strong understanding of digital marketing, direct mail, and other lead-generation channels.
• Proficiency in CRM tools and marketing automation platforms.
• Excellent analytical and problem-solving skills.
• Effective communication and collaboration abilities.
• High level of creativity and strategic thinking.
• Familiarity with real estate market trends and dynamics.
• Undergo 3 days of paid training. If there’s an urgency for the role, then the new hire must render an hour of paid OT before or after the shift for 3 weeks.
• Amenable to work Monday through Friday either 8 AM – 12NN OR 1 PM – 5 PM Pacific Standard Time.
Preferred Qualifications:
• Previous experience in managing marketing teams or projects.
• In-depth knowledge of specific real estate markets.
• Familiarity with the latest trends and technologies in real estate marketing.
