we are seeking a Virtual Property Manager to efficiently and effectively manage a portfolio of properties remotely. As a Virtual Property Manager, you will play a crucial role in overseeing the day-to-day operations of various properties, ensuring that they are well-maintained, financially sound, and compliant with all relevant laws and regulations.
Responsibilities:
Rent and Fee Collection: Collect rent and other property fees from tenants and individual owners through online platforms, ensuring timely and accurate transactions.
Financial Management: Handle property-related financial matters, including taxes, mortgages, payroll, insurance premiums, and maintenance costs, all while working remotely.
Financial Reporting: Provide regular financial reports to property owners, detailing the property’s financial status, occupancy rates, and lease expiration dates.
Tenant Interaction: Interact with potential tenants remotely, showcasing properties virtually, and assessing their applications while adhering to anti-discrimination laws.
Property Marketing: Advertise vacant properties online and collaborate with local leasing agents to find suitable tenants, all from a remote location.
Property Inspections: Organize virtual property inspections and coordinate necessary repairs and maintenance when required. Utilize digital tools and local contractors to address issues promptly.
Service Contracts: Negotiate and manage contracts for ongoing property services, such as maintenance, trash removal, landscaping, and security, resolving any disputes with service providers remotely.
Complaint Resolution: Investigate and resolve property-related complaints and rental violations, addressing issues with tenants and owners in a professional and diplomatic manner, primarily through virtual communication.
Find contractors and manage contractors work orders.
Process evictions with attorneys
Create a vendors list to show properties.
Qualifications:
Proven experience in property management or a related field.
Strong financial management skills and the ability to handle financial transactions remotely.
Excellent communication skills, both written and verbal, for virtual tenant interactions.
Familiarity with property management software and digital tools.
Problem-solving abilities and the capacity to handle disputes effectively.
Highly organized and able to manage multiple tasks simultaneously.
Self-motivated, adaptable, and capable of working independently in a virtual environment.
