Real estate support

We are hiring for a support role in a real estate investment company, based in the UK. We are a new company, founded just over a year ago. We focus on social housing investment in the UK. We’ve just completed our first deal and are now looking to grow our market share.

The core functions of the business consist of:
1. Sourcing affordable residential real estate investment opportunities
2. Basic financial modelling the opportunities, including gathering comparable rental and sales evidence to assess pricing
3. Securing a tenant for the properties – these are UK Local Authorities, or Housing Associations (not for profit)
4. With the first 3 steps secured, placing the investment opportunity with investors
5. Getting the deal done, with all of the project management involved in that (securing the property, property due diligence, legal conveyancing, granting the lease, documenting the investment, completing all the paper work), to a tight time frame
6. Ongoing management of the properties

We are hiring someone to support the CEO with all workstreams associated with steps 1-3 above. This person will be agile, keen to learn and excited about working for a start-up. The work will often be unstructured and will require the candidate to take initiative. Over time, they will begin to get involved with further steps beyond 1-3.

For steps 1, you will need to go through databases and shortlist suitable properties.
For steps 2, you will need an understanding of real estate investment dynamics. Nothing too complex (don’t need to create the financial models or know what an IRR is), but do need to be able to assess rents and sales values based on comparable evidence which you will find from online databases, and use this data to plug into a basic financial model.
For steps 3, you will need to be comfortable on the phone, talking to UK local councils and charities. Email marketing campaigns will be important here too.

Ideally you will have a background in real estate or finance more generally, and be very excited about the prospect of working for a startup. This is a full time role.
