Job Description

We are looking for a title researcher, or someone who is familiar with real estate recorded
documents (deeds, liens, judgments, etc) to do DIY title searches on properties and owners
using online public records to see what debts are open against the property and/or owner.
These are related to properties sold at county tax sales.

We are an organization that assists people who have lost their property to tax sale
foreclosure to recover funds that may be due to them. We are a collaborative environment
that values proactiveness and taking initiative, and we evaluate success based on results
rather than activity and hours worked. The ideal candidate for this position is very thorough
in their work, has exceptional problem-solving skills, and is highly organized.

Requirements:
? Fluent in English, both written and spoken
? 2 years experience in real estate title or mortgage
? Understanding of real estate recorded documents and chain of title
? Organized and proactive, able to work efficiently with minimal supervision
? Proficient in MS Office, particularly Excel
? Problem solver that excels at finding solutions to roadblocks
? Stable internet and phone service
? Search county and state public records, including court records, to verify chain of title,
find any encumbrances that existed at the time of the sale, and check for prior claims
when appropriate.
? Complete a report on what you found in your research
? Input a short summary of the results of your research in a shared Google spreadsheet

This would be perfect for someone who has worked for a title or mortgage company. I will
train on the specifics of what I’m looking for, but I need you to already have a base
knowledge of things like how different deeds affect title and ownership of real estate, how to
read and understand the basics of legal documents (you don’t need to be able to interpret
every part of them, but be able to read a court order and understand generally what it is
saying), how to tell if a recorded lien encumbers a specific property, where to look in public
records for what you need, etc.

This is a non-phone position, completely remote, and can be done at any time. I will be giving
a paid assessment task for this job before hiring to ensure that it is the right fit. This will be an
ongoing job for the right candidate.

Pay: $2-3 USD/hr (Based on previous experience)

Expected work hours: 40hrs/week
