Job Description

We are seeking a highly motivated and detail-oriented individual to join our team as a Property Acquisition Specialist. In this role, you will be responsible for generating leads and analyzing potential deals for our wholesaling business. If you have a passion for real estate, strong analytical skills, and enjoy working in a fast-paced environment, this opportunity is for you.
Lead Generation: Implement various strategies to generate leads for motivated sellers, including direct mail campaigns, online marketing, networking, and utilizing lead generation tools.
Property Analysis: Conduct thorough analysis of potential wholesale deals, including evaluating after-repair value (ARV), estimating repair costs, and calculating maximum allowable offers (MAO(and LAO)) to determine deal viability.
Negotiation: Negotiate contracts with sellers to secure properties under contract at favorable terms and conditions.
Due Diligence: Perform necessary due diligence, including title searches, property inspections, and research, to ensure properties meet quality and marketability standards.
Marketing: Assist in marketing the deals to potential end buyers, utilizing various marketing channels and your own network of investors.
Documentation and Record Keeping: Maintain accurate records of leads, contracts, and transaction details for proper documentation and tracking purposes.
Stay Current: Continuously educate yourself on industry trends, local market conditions, and real estate regulations to ensure compliance and optimize deal analysis.
Required Qualifications:
Experience with either Google Sheets, Excel
Able to efficiently call people using a call service. (Mojo Dialer, Call Rail, etc)
Ability to use preferably Google Sheets, but experience with Excel transferable to Sheets is fine as well.
Ability to run comps on an area of leads to prepare.
Organize data in Sheets and allow for simplicity through the process of acquisition.
Ability to skip trace properties using public records and find their true owners.
Ability to keep people on the line and talk efficiently to make potential leads have a good contact and feel good.
Strong analytical and problem-solving skills with the ability to evaluate potential deals quickly and accurately.
Excellent communication and negotiation skills to effectively interact with sellers, buyers, and other stakeholders.
Knowledge of real estate market trends, property valuation, and repair estimation is beneficial.
Self-motivated, proactive, and able to work independently with minimal supervision.
Proficient in using technology and real estate analysis tools.
High attention to detail and ability to prioritize tasks in a fast-paced environment.

Preferred Qualifications:
Has their own subscriptions to Propstream, Batchleads, etc.
Podio Experience.
Experience in lead generation and marketing strategies for real estate.
Familiarity with local markets and neighborhoods in the target area.
Knowledge of contract negotiation and transaction coordination processes.
