Job Description

I need a virtual assistant that has experience in property management. I have processes and cloud based programs in place to perform all of the necessary tasks, but there is always room for your recommendations to improve. Here is a list of the skills and tasks that are needed:

1. Take inbound phone calls from prospective applicants. Guide them to complete the forms/steps on our website
2. Make outbound phone calls and text prospective applicants. Guide them to complete the forms/steps on our website
3. Explain to prospective applicants via text/phone/email how to search for available homes on the website (Step 1) and/or send them this video /E20XRHPTQ2U
4. Explain to prospective applicants via text/phone/email how to schedule a showing to view a rental unit (Step 2)
5. Remind applicants via text/phone/email to fill out the pre-showing form before they view the home.
6. Explain to prospective applicants via text/phone/email how we perform remote showings and don’t allow anyone to fill out an application until they see the home (Step 4) and/or send them this video /gJL-6AFZge0
7. Show units remotely to prospective applicants (Step 4) /gJL-6AFZge0
8. Help prospective applicants apply for the home they are interested in. (Step 5) Tell the applicants that we don’t charge an application fee until we review their application and determine if they will qualify. This saves applicants money.
9. Analyze processes and procedures for inefficiencies and recommend improvements.
10. Handle maintenance requests and direct them to selected tenant-helpers
11. Send notices to tenants to read water meters
12. Calculate water usage, notify tenants, and update invoice in property management software
13. Go through security camera footage, download any abnormal behavior or lease violations then upload to Google drive to share with the manager to view. Send manager link to view when finished uploading.
14. Post listings on Facebook Marketplace, Craigslist, and any other website that can drive leads to our listings.

– Fluency in English (minimal accent)
– Property Management or Real Estate Experience a Plus
– Customer Service, Lead Generation, Appointment Setting Experience a Plus
– Pay will increase as you prove your skill and motivation
– Willing to train the right motivated go getter
