Job Description

Are you a skilled and detail-oriented professional with a knack for talking to people, problem solving, sales, marketing, and lead gen ? Are you fluent in English, detail-oriented, diligent, reliable, and incredibly friendly—so friendly it would be hard to stop speaking with you? Emotionally intelligent? Are you able to work remotely and excel? Do you have an enterprising and problem-solving spirit, even if you lack experience? Are you a self-starter, about to take initiative, and capable of focusing on a task? You have the need and ability to close a sale. If you are intuitively good with numbers and people and can follow a proven system, we are looking for you. You should be comfortable with technology and able to pick up new systems quickly.

–Responsibilities::
Analyze and assess properties for sale, including their market value and potential for profit.
Develop and implement effective strategies to maximize the return on investment for each property.
Create and maintain good relationships with real estate agents  
Run comparables to determine As-Is and After Repair Value of the property
Analyze and make offers on MLS deals
Generate buyer leads from MLS, tax records, and other sources.
Skip trace investor buyers including individuals behind LLCs and possible buyer leads to be added to our mailing list
Cold call investors and top buyers in the area (CEO, President) to see if they would be interested in off-market deals
Prepare marketing materials for text/email blast campaigns
Design and layout of marketing posters, flyers, and email templates using  Canva
 Social Media Marketing and Management- Prepare listing paperwork and send it for signatures
Draft and input all listing information into MLS and update as needed
.Coordinate and discuss deals with realtors and investors on behalf of the disposition manager
Acting as a liaison and first point of contact to all inquiries of potential investors/cash buyers  via phone/email and coordinate showings when requested
Input all necessary contact information into client databases and transaction management systems
In charge of client database management, lead generation tracking, lead follow-up & all office administration

–Requirements::

– Experience and or education in Business, Real Estate, Finance, or a related field.
– Proven work history in real estate, property management, or a similar roles.
– Strong analytical and problem-solving skills, with a keen eye for identifying investment opportunities.
– Excellent communication and negotiation abilities.
– Ability to work under pressure and meet tight deadlines.
– Proficient in using relevant software and tools for data analysis and property valuation.
– A solid understanding of local real estate laws and regulations in USA.

Preferably would want someone who has done the DISC assessment test, IQ above 100, and English level above c1

*if you have experience with Tax Deed Sales/Over the counter Deeds

–Compensation:

Acquisitions will be paid a base salary of $750/Month plus commissions
Bonus is quarterly based on performance and numbers
annual raises

Weekly pay for the first 90 days.
Then it will switch to Monthly base pay.
Commissions are paid after each closing.

First 90 days will be a probationary period.
Raise after you make it past your first 90days
