Responsibilities:
– Conduct thorough market research and analysis to determine property values and trends.
– Cultivate and nurture relationships with property owners, brokers, vendors, and tenants.
– Assess properties based on financial viability, market dynamics, and investment benchmarks.
– Conduct comprehensive due diligence, including property inspections, reviewing contracts, obtaining building inspections, and assessing property value.
– Research and identify reputable vendors and contractors for property repairs, maintenance, and other services.
– Obtain quotes and proposals from vendors, ensuring competitive pricing and quality of service.
– Collaborate with internal stakeholders—legal, finance, and development teams—to streamline the acquisition and management process.
– Craft detailed financial models and investment proposals for stakeholder review.
– Conduct detailed reviews of neighborhood or building regulations and restrictions on short-term rentals (e.g., Airbnb).
– Identify any restrictions or regulations impacting rental operations and communicate findings to relevant stakeholders.
– Stay abreast of real estate market trends, regulatory changes, and economic indicators impacting acquisitions.
– Maintain meticulous documentation, including property records, contracts, and correspondence.
– Provide ongoing support and assistance to clients throughout the property acquisition process, from initial search to settlement.
Qualifications:
– Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field).
– Demonstrated experience as a Virtual Assistant with Real Estate experience in the Philippines and/or US or in a similar capacity within the real estate sector.
– Proficiency in real estate market analysis, financial modeling, and investment appraisal.
– Exceptional rapport-building skills and adeptness in building and nurturing professional relationships.
– Competence in conducting thorough due diligence and evaluating property risks.
– Sound knowledge of local real estate regulations.
– Outstanding attention to detail and organizational prowess to manage multiple projects concurrently.
– Proficiency in real estate software and tools for market research, financial analysis, and project management.
– Strong communication skills—both verbal and written—with the ability to convey complex information clearly and persuasively.
