As a Rental/Airbnb Accounting Associate, you will play a critical role in managing financial transactions and ensuring accurate and compliant accounting practices for rental properties, particularly those listed on platforms like Airbnb/VRBO/and similar platforms. This role requires attention to detail, proficiency in accounting software, and a strong understanding of financial processes related to short-term rentals. Experience in QUICKBOOKS ADVANCED is highly encouraged.
This is a part-time position with working hours of either morning or afternoon CST time. The working schedule will be discussed prior and might change. This position can be full-time when the need arises. Only applicants with no other commitments or who are not working with other employers are shortlisted.

Key Responsibilities:
1. Financial Recordkeeping:
• Maintain accurate and up-to-date financial records for multiple rental properties.
• Record income, expenses, and transactions associated with short-term rentals.
2. Expense Management:
• Monitor and manage property-related expenses, including utilities, maintenance, and property management fees.
• Reconcile receipts and invoices, ensuring proper categorization and documentation.
3. Revenue Recognition:
• Track rental income from various platforms, such as Airbnb.
• Reconcile income against reservations and booking platforms to ensure accuracy.
4. Tax Compliance:
• Ensure compliance with local, state, and federal tax regulations related to short-term rentals.
• Assist in the preparation of tax documents and collaborate with tax professionals as needed.
5. Budgeting and Forecasting:
• Collaborate with property managers and owners to develop budgets for rental properties.
• Provide financial forecasts based on historical data and market trends.
6. Financial Reporting:
• Generate regular financial reports, including income statements, balance sheets, and cash flow statements.
• Provide property owners with timely and accurate financial information.
7. Communication:
• Communicate with property owners, property managers, and relevant stakeholders regarding financial matters.
• Address inquiries and provide financial insights to support decision-making.
8. Audit Support:
• Assist in the preparation of financial audits, providing necessary documentation and explanations as required.
9. Process Improvement:
• Identify opportunities for process improvements and efficiency enhancements in the accounting and financial management processes.
Qualifications:
• Bachelor’s degree in Accounting, Finance, or a related field.
• Proven experience in accounting, preferably in the real estate or short term rentals
• Familiarity with short-term rental platforms such as Airbnb.
• Knowledge of accounting principles and practices.
• Proficiency in accounting software particularly QUICKBOOKS ADVANCED
• Strong attention to detail and analytical skills.
• Excellent in ENGLISH communication and interpersonal abilities.
