Tyca Rental Properties specializes in short-term rentals and property management. We help property owners in suburban and tourism areas turn their properties into a passive income stream through hosting services. We are currently expanding and have three positions open. Additionally, we are working on expanding our local Short-Term Rental (STR) cleaning services to our local market.
**Job Description:**
As a Rental Arbitrage Property Finder and Virtual Assistant at Tyca Rental Properties, your primary focus will be to source suitable properties for short-term rental business in suburban and tourism areas. You will be responsible for reaching out to landlords and property owners to offer our hosting services, creating a win-win opportunity for both parties. Furthermore, we are also expanding our local STR cleaning services, and part of your role will be to contribute to this expansion.
**Key Responsibilities:**
1. Source rental properties in suburban and tourism areas through various channels, including MLS, wholesalers, off-market listings, Facebook Marketplace, local newspapers, and cold calling.
2. Contact landlords and property owners to propose hosting services and establish lease agreements for rental arbitrage.
3. Ensure that properties comply with local laws and regulations for short-term rentals.
4. Coordinate with local contractors, including cleaners, handymen, plumbers, electricians, etc., for property maintenance and guest turnover.
5. Find cleaning jobs for our on-staff cleaners in the local area.
6. Contribute to the expansion of our local STR cleaning services.
**Performance Bonuses:**
Be performance-driven with great bonuses available based on specific achievements:
– Local STR Cleaning Contract – $50.00
– Rental Arbitrage Lease Agreement – $100.00
– Property Hosting Agreement – $100.00
– Property Purchase – $250.00
**Qualifications:**
– Excellent communication and negotiation skills.
– Strong research and sourcing abilities.
– Ability to navigate property listings and communicate effectively with property owners.
– Familiarity with suburban and tourism areas.
– Comfortable with cold calling.
– Ability to work independently and meet performance targets.
**Compensation:**
– Starting pay: $4-6/hr based on experience
